Pursuant to due call and notice thereof the City Council of the
City of Centerville held working session on Thursday, February
13, 1992 at the City Hall regarding the proposed municipal
building and the Centerville Goals and Priorities.

Municipal Buildin~
Jeff Carlstrom of the Carlstrom Group was available at the
meeting to discuss the proposed municipal building with the City
Council. Mr. Carlstrom submitted a "Building Task Force Report"
to the City Council regarding the costs of remodeling the
existing facilities versus the cost to build new facilities.

A copy of this Report is on file with the Clerk/Administrator.

Mr. Carlstrom appeared to be of the opinion that a fire station
and a city facility allowing for a shared training room/city
meeting room would cost approximately $465,000.00. He advised
that the cost per square foot for the fire station would be
approximately $65.00 and the square foot costs for a City Hall
facility would be approximately $61.00 per square foot.

II

Council member Burgstahler noted with a lease/purchase agreement
$400,000.00 to $500,000.00 could be borrowed on a ten year lease
at approximately 6% which would result in $67,000.00 in annual
payments.

Council member Wilharber noted that the Report estimates that the
remodeling of the existing City Hall would cost approximately
$78,000.00. If new City Hall facilities are estimated to be
1,200 square feet at $61.00 per square foot the cost for the new
building $73,200.00. Mr. Wilharber also noted that the economics
of a separate facility for the City and the Fire Department
training room at this time is not feasible.

Council member Burgstahler noted that there appears to be no real
argument not to construct the City Hall facility at this time,
considering the cost to remodel, the market as it is now and the
financial repayment schedule.

Council member Pelton suggested splitting the training room with
a movable wall utilizing separate entrances and separate bathroom
areas so that the room would meet as many needs as possible.

Council member Dario and Mayor Buckbee expressed comfort with the
project as proposed and with the option of a ten year lease.

Motion by Burgstahler, second by Pelton to direct Jeff Carlstrom,
Architect with the Carlstrom Group, Inc., to proceed with Plans
and Specifications for the Fire Hall/Municipal Building of a Fire
Hall of 6,900 square feet plus an additional 1,200 square feet
for City Hall facilities;
This shall follow the general concept on page 21 of the
Jafi"afY ~J l~~l a1~y Hall/'1f@ ~~a~1@n '@a~1~111~v and
Prototype Design prepared for the Centerville City

~.-
