<br />ORDINANCE NO.4 <br />CITY OF CENTERVILLE <br />COUNTY OF ANOKA <br />STATE OF MINNESOTA <br /> <br />AN ORllINANCE REGULATING THE USE OF LAND, THE LOCATION, BULK, <br />HEIGHT, AND USE OF STRUCTURES AND THE ARRANGEMENT OF STRUCTURES <br />ON LOTS, AND THE DENSITY OR POPULATION IN THE CITY OF <br />CENTERVILLE, MINNESOTA AND PROVIDING FOR THE ADMINISTRATION <br />AND ENFORCEMENT OF SUCH REGULATIONS. <br /> <br />The City Council of the City of Centerville ordains the <br />following amendments: <br /> <br />ARTICLE 1. GENERAL PROVISIONS - 1). DEFINED WORDS is <br />amended to read: Words used in a special sense in this <br />Ordinance are defined in ARTICLE 7. <br /> <br />ARTICLE 2. ZONING DISTRICTS AND DISTRICT REGULATIONS - 21. <br />ZONING DISTRICTS is amended to read: R-4 Single Family <br />Manufactured Housing District - sewered. <br /> <br />ARTICLE 2. ZONING DISTRICTS AND DISTRICT REGULATIONS - <br />24. SCHEDULE OF REGULATIONS is amanded to read: The <br />attached "Schedule of Regulations" applying to land and <br />buildings as indicated for the various districts established <br />by this Ordinance is hereby adopted and declared to be a part <br />of this Ordinance and may be amended in the same manner as <br />any other part of this Ordinance. In addition to the regu- <br />lations established in residential dwelling units which are <br />constructed within the R-1, R-2, R-) and R-4 single family <br />residential districts: <br /> <br />ARTICLE 2. ZONING DISTRICTS AND DISTRICT REGULATIONS - <br />24. SCHEDULE OF REGULATIONS ()) is amended to read: Single <br />family dwellings other than approved earth sheltered homes <br />shall have at least a )/12 roof pitch and shall be covered <br />with shingles or tiles. <br /> <br />ARTICLE 2. ZONING DISTRICTS AND DISTRICT REGULATIONS - <br />2.5. GENERAL REQUIREMENTS. 2.5.0). RESIDENTIAL DENSITY <br />is amended to read: FII future residential densities greater <br />than those permitted under the R-2 and R-4 District shall be <br />developed under the planned unit development section of this <br />Ordinance. <br /> <br />ARTICLE 2. ZONING DISTRICTS AND DISTRICT REGULATIONS - <br />2.5. GENERAL REQUIREMENTS. 2.5.06. MANUFACTURED HOMES is <br />amended to read: Manufactured homes permitted in residence <br />districts if they meet the design criteria for such districts. <br />All other manufactured homes shall be located only in desig- <br />nated manufadtured home districts which meet the requirements <br />of this Ordinance. The general intent of this district is <br />to provide for manufactured housing in subdivided developments, <br />in safe, attractive residential neighborhoods with all urban <br />services and desired amenities as other residential areas. <br />
