<br />-2- <br /> <br />No person shall erect, establish, extend or enlarge a <br />manufactured housing development within the limits of the <br />City of Centerville without first obtaining site plan <br />approval from the City Council upon receipts of the recommen- <br />dations of the Planning Commission. Approval shall be <br />granted only upon compliance with all the followin~: (1) <br />Compliance with all other terms of this Ordinance #4, <br />Centerville Zoning Ordinance; (2) Compliance with all <br />the terms of Ordinance #8, Centerville Subdivision Ordinance; <br />(3) The proposed development must be located in the City's <br />urban service area 8S shown in the Comprehensive Development <br />Plan, and must be served by public utilities as approved <br />by the City of Centerville. <br /> <br />ARTICLE 2. ZONING DISTRICTS AND DISTRICT REGULATIONS - <br />25. GENERAL REQUIREMENTS - 25.10. FINAL GRADING AND <br />LANDSCAPING. 25.10-4 is added: Within a year from the <br />effective date of this amendment to the ordinance, all <br />exis.ting occupied lots shall be brought to finished grade <br />and shall be sodded or seeded to prevent soil erosion. <br />also 25.10-5: Every manufactured housing development <br />shall provide for perimeter screening, consisting of a <br />vacant strip of land ten (10) feet in width, along all <br />~oundaries of the site. Each perimeter screen will consist <br />of deciduous and evergreen trees, shrubs and bushes so as <br />to form a screen to adjacent properties and streets. Plans <br />for plantings shall be approved by the Planning Commission <br />and Council, and included in any bond required as a part <br />of the development contract. The perimeter screening may <br />be placed under,- the;,control of a homeowners association or <br />be included in individual platted lots. Deed restrictions <br />requiring the permanent reservation of material shall be <br />recorded along with the final plat. <br /> <br />ARTICLE 3. SUPPLEMENTARY REGULATIONS. 33. HEIGHT - 33.01 <br />DWELLINGS is amended to read: In the R-1, R-2, R-3 districts <br />no dwelling or other structure may be erected to a height <br />exceeding thirty-five (35) feet. In the R-~ District, the <br />maximum structure height may not exceed twenty (20 feet. <br /> <br />ARTICLE 3. SUPPLEMENTARY REGULATIONS. 4).02. COMPUTING <br />FRONT YARDS is amended to read 34.02. COMPUTING FRONT YARDS. <br /> <br />TABLE A SCHEDULE OF DISTRICT REGULATIONS - PERMITTED AND <br />SPECIAL USES is amended to include. R-4 Single Family <br />Manufactured Housing District. Sewered. <br />PERMITTED PRINCIPAL USES - 1. Manufactured single family <br />dwelling units, 2. Public Parks and facilities, 3. Agri- <br />cultural uses except feedlots, 4. Public Utilities. <br />USES PERMITTED ON SPECIAL USE PERMIT - 1. None. <br />
