<br />I <br /> <br />I <br /> <br />I <br /> <br />CC Meeting Minutes <br />Page four <br />October 12, 1988 <br /> <br />in the City Council meeting minutes September 28, 1988, page six, <br />paragraph one, that with regard to the Hardwood Pond Estates = <br />-The developer will escrow a dollar amount to be determined <br />by the City Engineer for the improvement of that <br />portion of Fox Run which will be within the north half <br />(ten acres) of the west half of the northeast quarter <br />of the northeast quarter, section 23, township 31, <br />range 22, Anoka County Minnesota (the north half of the <br />originally proposed 20 acre Hardwood Pond Estates <br />development that is not currently within the MUSA) , <br />1. prior to final plat approval of said north <br />half, <br />2. at such time that Brian Drive is paved, or <br />3. at such time that a development to the <br />immediate north of said half is platted and <br />approved, which ever were to occur first; <br />this will be included in the Hardwood Pond Estates Development <br />Agreement, motion carried unanimously. <br /> <br />Carol Pelton, Park and Recreation Chairperson was present to <br />advise that the Park and Recreation Committee will make new <br />proposals park dedication for the proposed Centerhill and Acorn <br />Creek developments that will connect the two developments, versus <br />adding on to the Centerville Heights park. She noted that the <br />Centerville Heights park has too many non park structures on it. <br /> <br />Motion by Burgstahler, second by Fritchie to add to the Hardwood <br />Pond Estates development agreement that the park land will be <br />calculated as follows = <br />-The park dedication will consist of 0.8 acres of park land <br />which would come to 80% of the required 10% park <br />dedication requirement. The remaining 20% will be <br />monetary. The calculation is as follows: $400 X 29 <br />dwelling units = $11,600. $11,600 X 20% = $2,320. <br />Amount to be paid to the City in addition to the 0.8 <br />acres is $2,320; <br />the park land shall be fine graded, include four inches of <br />topsoil, be seeded, and mulched, motion carried unanimously. <br /> <br />Motion by Burgstahler, second by Wilharber to add and or amend <br />the following with regard to the Hardwood Pond Estates <br />development agreement: <br />-All land not covered by blacktop, sod, or water will be <br />seeded and mulched as soon as possible in the spring to <br />maintain appropriate erosion control. <br />-Developer's Agreement, page 1, "Hardwood Pond" should be <br />changed to read "Hardwood Pond Estates" throughout the <br />agreement. <br />-Developer's Agreement, page 2, 11.h., should be amended to <br />read ".. . necessary building services, hydrants, marker <br />
