<br />5 Amended: <br />4 Amentled: 2/19/02 <br />J Amended: 9/4/01 <br />2 Amended: 6127/0] <br />I Amended: 1/10101 <br />Etfective 915/00 <br />City of Center vi lie Ord. #4 <br /> <br />Division 95: Commercial Exterior BuildinQ Materials <br /> <br />Except; as otherwise regulated herein, the exterior wall surfaces of all new or expanded commercial <br />buildings shall consist of face brick, finished block or other textured masonry product approved by the <br />Planning and Zoning Commission. Exceptions to all masonry exteriors may be considered and approved <br /> <br />by the Planning and Zoning Commission provided the following findings are met: <br /> <br />A. The combination of exterior materials is used as an architectural compliment to the <br />structure. <br /> <br />B. The combination of exterior materials used is not inconsistent with the quality and <br />appearance used on similar buildings in the same zoning district or neighborhood. <br /> <br />C. Site conditions limit public exposure to certain exterior surfaces where masonry <br />products are not proposed. <br /> <br />D. An exterior wall may be temporary and a future expansion area of a structure and be <br />subject to removal or redesign as an interior wall. <br /> <br />Buildings are required to have contrasting architectural features and must be designed to be aesthetically <br />pleasing. <br /> <br />Division 100: Industrial Exterior BuildinQ Materials <br /> <br />Industrial buildings are required to be constructed of brick, decorative block or approved textured <br />masonry product. Pole barn type buildings are not allowed. Buildings are required to have contrasting <br />architectural features and must be designed to be aesthetically pleasing. <br /> <br />Division 105: Fences <br /> <br />A. All fences shall be located entirely upon the property of the fence owner unless the <br />owner of the adjoining property agrees, in writing, that said fence may be erected on <br />the property line of the respective properties. Such an agreement shall be <br />submitted at the time of building permit application. If the adjoining property owner <br />does not agree to the erection of such fence, the fence shall be set back a,minimum <br />of two (2) feet from all lot lines. No fence other than a decorative fence may be <br />constructed along the side lot lines of a residential lot between the street and the <br />front extension of the dwelling house. As used herein, the term "decorative fence" <br />means a wood vertical post and wood horizontal rail fence with no more than three <br />(3) rails or a wood picket type fence with at least two (2) inches of open space <br />between each picket. <br /> <br />Page 37 or 69 <br />
