<br />City of Centerville <br />Planning and Zoning Commission <br />April 7, 2009 <br /> <br />City Administrator Larson stated the trail should not have anything to do with the split <br />itself. City Administrator Larson showed, on the screen, the driveway easement location <br />that would be shared by both properties. <br /> <br />Commissioner Mosher stated that he believed the split would be a good thing for Lake <br />Area Utilities, and did not see any reason why it should not be granted. <br /> <br />City Administrator Larson stated that the trail easement is a loose end from the first <br />subdivision. He added that one other possible issue is that there may be some right-of-way <br />issues with the County. He stated that the City will wait and see what issues the County <br />may have and will address them at that time. <br /> <br />City Administrator Larson passed out a draft, with the Staffs recommendation to approve, <br />subject to the following: <br /> <br />1. The owner shall execute and record the prior trail easement before the City Council <br />gives final approval to the plat. <br /> <br />2. Anoka County right-of-way requirements shall be incorporated into the plat. <br /> <br />Motion made bv Commissioner Mosher. seconded bv Commissioner Wekseth. to <br />close the Public Heann!! at 6:45p.m. All in favor. Motion earned unanimouslv. <br /> <br />Motion made bv Commissioner Mosher. seconded bv Commissioner Wekseth. to <br />recommend that the City Council!!rant preliminary and final plat approval to Lake <br />Area Utilities. Inc.. in accordance with the findin!!s and recommendations attached. <br />All in favor. Motion carried unanimouslv. <br /> <br />IV. OLD BUSINESS <br /> <br />1. Lake Area Utilities. Inc.. Preliminary Platllot Split. 6995 - 20th Avenue South. 1.73 <br />Acres and 2.99 Acres (Approved following hearing) <br /> <br />V. NEW BUSINESS <br /> <br />1. Anoka County Parks Site Plan Review For Visitor Center (ij1 Campground <br /> <br />Mr. Scott Yonke, Anoka County Parks, appeared to present a proposed site plan to <br />construct a Visitor Center and make trail improvements at Rice Creek Chain of Lakes <br />Regional Park Preserve Campground. Mr. Yonke showed where parking would be located <br />on the map. He also showed their landscaping and tree plans for the project, and stated <br />that the plantings would provide a nice visual. Mr. Yonke stated that this would be a 1,600 <br />square foot multi-use building, which would be a good place to hold events and entertain <br />visitors, along with its other uses. He added that it would be a main pull-off area for the <br />park. <br /> <br />Page 2 of 4 <br />
