<br />Bonestroo Rosene Anderlik <br /> <br />At the December 9, 2002 Council Meeting, the preliminery plet was considered, with continuation <br />at this weeks Council Meeting I have a few engineering comments relative to the new plans <br />received on 12i1J9i02 <br /> <br />1, Lot lines down the middle of the proposed twin home sites will be eliminated and new <br />drawings are needed shawing this change, <br /> <br />2. To provide water service tc this plat, it wili be necessary to extend water mains from two <br />directions. This work will be done as part of the Buckbee project, not a separate prvject as noted <br />on the Preliminary Utility Plan. <br /> <br />3. The existing sanitary manhole Invert elevation at the west entrance is 876.0, not 867.0. <br /> <br />4. Driveway turnarounds should be shown for all the twin homes that share a driveway. <br /> <br />5. Pond 1, as it is currently shown, will receive runoff from 1, 1.5 acres of backyerds along <br />the south side of the plat. If the pond is not sized for this ftow, then a grass swale should be <br />graded all along the south line to direct fiow west into a culvert under the new road and eventually <br />to the channel. To do this a temporary easement will be needed from 5 lots In the Peltier lake <br />Hills Addhion. <br /> <br />6. An inMration basin is shown adjacent to Pond 1. More detail will be needed as to how <br />this will work.
