<br />December 9, 2002 <br /> <br />Kim Moore-Sykes <br />Administrator <br />Gly of Centerville <br />1880 Main Street <br />Centerville, MN 55038 <br /> <br />Dear Kim, <br /> <br />SUBJECT: PLANNED UNIT DEVELOPMENT - SPEGAL USE PERMIT APPUCATION. <br /> <br />Per your request at the December 9, 2002 Gty Council meeting, I am formally requesting that my application <br />for a s.pecial use permit be withdrawn based on my understanding from the discussion of the council during <br />the preliminary plat public hearing that the proposed plat meets the following starldards: <br /> <br />The number of proposed lots, with the condition that the shared lot lines be removed, is <br />permitred per net acre of land as defined in: <br />1. Comprehensive Plan. <br />2. Ordinance #4, Definitions: Density. <br />3. A dwelling as defined in Ordinance #4, Definitions <br />Dwelling- Single-Family, Attached (group, row and townbouses) - One (1) of two <br />(2) or more residential buildings having a common or a party wall separating <br />dwelling units. <br /> <br />Dwelling - Single-Family, Detached - A residential building containing not more as <br />of a row house type as distinguished from multiple dwelling apartment buildings. <br /> <br />4. The lot and yard requirement of the zoning district meet mioimum area, width. front, <br />rear and side yard setback of Ordinance #4, Table A SCHEDULE OF DISTRlCT <br />REGULATIONS FOR R-2 SINGLE FAMILY RESIDENTIAL. <br /> <br />5. A zero lot line is pemitted in the zoning district. <br /> <br />a. ID. new R-2 residential subdivisions structures may be arranged to include one <br />(1) zero lot line provided that no windows or doors open on this side of the <br />structure. The appropriate setbacks apply. <br /> <br />6. It is a Permitred Uses and Structures outlined in Ortlinance #4, Section 080-D60: <br />Single Family, Residential (R-2). <br /> <br />.
