<br />1154.020 PUBLIC UTILITIES REQUIRED. <br /> <br />AU residential, commercial, industrial, public, institutional or other uses, which include plumbing <br />facilities, shall be connected to the public sewer and water system when available. <br />Cross-reference: <br />Sewer Regulations, see Chapter 50 <br />Water Reg1!lations, see Chapter 50 <br /> <br />1154.021 RELOCATED BUILDINGS OR STRUCTURES. <br /> <br />(A) No existing building or structure may be relocated anywhere in the city without a permit A <br />permit for the relocation of any building or structure may not be issued without site plan approval by <br />the City. <br /> <br />(B) The Planning and Zoning Commission shall not recommend approval of a site plan without <br />certifying the following: <br /> <br />(I) The buJ.lding or structure is compatible.jn appearance, age and charactet: with existing <br />buildings lIDdstructures in the area; - - <br /> <br />(2) The building or structure meets all code requirements for new buildings or structures; <br /> <br />(3) The building or structure is compatible with any other buildings or structures existing on <br />the same property; and <br /> <br />(4) The building or structure meets all other requirements of this chapter and any other city <br />ordinances. <br /> <br />1154.022 ACCESSORY STRUCTURES AND USES. <br /> <br />(A) No more than two accessory structures are permitted on any single-family, detached dwelling <br />parcel located in any district except R-l. Combined aggregate square footage for accessory structures <br />may not exceed 200 square feet or 2% of the lot area, whichever is greater, except in the M-I and R-4 <br />Districts. No accessory structure may be constructed on a parcel without a principal structure. <br />Accessory structures must have a minimum ofa 5-foot side setback and a IO-foot rear setback, except <br />in the M-I District where the Building Code governs the setbacks. No structure may be placed in an <br />easement. <br /> <br />(B) In case an accessory structure is attached to the main building, it shall be made structuraIIy a <br />part of the main building and shall comply in all respects with the requirements of this chapter <br />apelicable to the main building. An accessory building, unless attached to and made a part of the main <br />bwlding, shall not be closer than 6 feet to the main building, except as otherwise provided in this <br />section. The side walls of an accessory building may not exceed 10 feet in height. The total area of an <br />attached accessory building (garage) shall be no greater than 1,500 square feet per level. Swimming <br />pools may exceed the size requirements for accessory structures, but they cannot exceed 50% of the <br />rear yard. <br /> <br />(C) Commercial uses (as defined by this chapter) in the M-I District will follow the commercial <br />guidelines for percentage of green space. For all other properties in the M-I District, the maximum <br />accessory structure allowed is 704 square feet and 440 square feet in the R-4 District, neither to exceed <br /> <br />18 <br />
