<br />Mr Buckbee moved to close the public hearing Ms Broussard Vickers seconded the <br />motion Motion carried unanimously <br /> <br />Variance - Reconstmction of a Shed at 1563 Peltier Lake Drive for Phippen <br />Mr. & Mrs. Phippen were present to request a variance to reconstruct a shed near Peltier <br />Lake. Mr. Phippen commented that they were not aware of a 75' shed setback from the <br />lake nor that if two walls remain standing, a variance would not be required. <br /> <br />Mr. Buckbee noted that during his visit to the property in question, surrounding property <br />owners had also constructed structures near the lake. Currently, the Shoreland Ordinance <br />requires a 75' setback from the lake and the proposed ordinance permits an inland <br />boathouse within 10' of the lake. Ms. Broussard Vickers questioned if the property owner <br />is able to place the structure near the house. <br /> <br />Ms. Gaustad distributed a letter from the Saint Paul Water Department and a letter from a <br />resident at (1559 Peltier Lake Drive), both noting an objection to the variance approval at <br />this time. Ms. Welk acknowledged receipt of the letters. <br /> <br />Mr. Buckbee entertained moving the cement slab closer to the house structure. Mr. <br />Phippen stated he was unable to relocate the structure without placing it in the middle of <br />the yard. <br /> <br />Motion by Ms Broussard Vicker~ seconded by Mr LaMotte to close the public hearing <br />Motion carried unanimously <br /> <br />Rezone Property From Rl to PUD (:planned Unit Development) for Rehbein <br />Mr. Gerald Rehbein (R & R Leasing) was present to request the Planning Commission's <br />opinion on the request to rezone the property east of "The Woods of Clearwater Creek. " <br />Ms. Gaustad explained the City ofLino Lakes Comprehensive Plan states the property <br />east of 20th Avenue and north of the Willow Glen Development will be rezoned to Rural <br />Business Reserve (RBR) high density. Mr. Rehbein commented that the proposed zoning <br />is medium density with five or possibly six structures in a PUD (planned Unit <br />Development). <br /> <br />Mr. Rod Henslin (1967 73rd Street) presented a plat for PUD consideration. He felt it <br />was erroneous to consider zoning without knowing the site plan and density. Mr. Henslin <br />suggested the developers spend more time researching. <br /> <br />Mr. Eric Larson (1957 73rd Street) stated there is a transitional stage. There are larger <br />lots next to high density urban development and his home is 960 sq. ft. and it is too small. <br />Mr. Rod Henslin urged the Planning Commission to read PUD 52.01. <br /> <br />Chair Welk stressed the City has heard the same concerns which impact the Hre <br />Department, Police Department and school district every time a new development is <br /> <br />3 <br />
