In addition, it is difficult to act on the proposal without a full plan to <br />determine if this is applicable to the ordinance or comprehensive plan. <br /> <br />Motion by Mr John Buckb~ second hy Mr LaMotte to table and to continue the public <br />hearing at another date Mr LaMotte seconded the motion Motion carried unanimously <br /> <br />APPEARANCES <br /> <br />Paul McDowell - Northern Forest Product Driveway E:qJansion <br />Mr. Paul McDowell of Northern Forest Products briefly explained he purchased Lot 5, <br />Block 1, of the Industrial District and one year later he purchased Lot 6, Block 1. Mr. <br />McDowell stated he is concerned with the safety of the truck turn around area and would <br />like to create a "un shaped driveway. Mr. McDowell commented that he has submitted <br />plans to RCWD and Anoka County Highway Department for consideration. <br /> <br />Mr. Buckbee questioned if a "U" shaped driveway would eliminate or hinder future <br />growth on the lots. <br /> <br />Mr. McDowell stated they plan to construct buildings around the "U" shape. The benefit <br />of having an entrance only and an exit only would assist in the flow of traffic. Mr. <br />Buckbee questioned if there are any county concerns. Ms. Gaustad commented that Mr. <br />Roger Butler (Anoka County Highway Department) has received the plans and will <br />forward the county's concerns. In addition, Mr. McDowell will have to obtain an Anoka <br />County permit prior to working within the county's right of way. <br /> <br />Motion by Ms Broussard Vickers to recommend the site plan contingent upon Mr. <br />McDowell obtaining a proper permits from governmental J\gencies Mr Buckbee <br />seconded the motion Motion carried unanimously <br /> <br />Concept Sketch Plan for Hal Leibel <br />Mr. Leibel was present to give a thumbnail sketch of a proposed subdivision on Mound <br />Trail. He was concerned with the wetland and ponding on the property, but noted the <br />drainage plan will address each item. Mr. Letbel questioned the lot size, if sewer is <br />required and how it is zoned. Ms. Gaustad explained the property is zoned R2 and <br />requires a minimal lot size of 11,000 sq. ft. Furthermore, sewer is required and <br />independent wells will need to be drilled and approved. <br /> <br />The Commission felt the sketch plan was keeping within the comprehensive plan. <br /> <br />ACTION ITEMS <br /> <br />Action on Preliminaty Plat for The Woods of Clearwater Meadows ('rravis) <br />Ms. Broussard Vickers stated the lot size is good, but her biggest concern is the drainage <br />Mr. Buckbee requested assistance on the drainage issues concerning the neighboring <br />properties.
