<br />Effective 9/5/00 <br />City of Centerville Ord. #4 <br /> <br />Minnesota Hardiness Zones, whether indigenous or foreign. Plant <br />species must all be tolerant to snow storage, exposure to salt and sun <br />scald in parking areas. <br /> <br />F. Diversification: In any development in which at least eight (8) <br />overstory trees or foundation plantingsare required, at leastthree(3) <br />varieties of boulevard trees are required on each side of the block. <br /> <br />G. Warrantv: All required landscape materials shall be warranted for <br />growth for a minimum of two (2) years after planting. <br /> <br />Division 165: Off-Street Parking <br /> <br />When a building is enlarged, additional off-street parking shall be required only with respect <br />tothe additional usable floor area. Parking spaces maybe located on a lot other than that <br />containing the principal use with the approval of the City Council. <br /> <br />Section 165-010: Change in Facilities. An off-street parking area shall not be changed <br />to any other use until equal facilities are provided elsewhere. No parking area used or <br />designated in connection with a building in existence on the effective date of this ordinar)(::e <br />shall be reduced to provide fewer than the minimum number of parking spaces required <br />under this Ordinance. <br /> <br />Section 165-020: Off-Street Parking and Loading Zones. No building shall be hereafter <br />erected, substantially altered, or its use changed unless off-streetparkingandlbadil1g <br />spaces have been provided in accordance with the provisions of this ordinance. The <br />number of off-street parking spaces provided shall be at least the minimum number <br />provided in the schedule contained in this Section. <br /> <br />Section 165-030: Off-Street loading. A loading space shall have minimum dimensions <br />of not less than twelve (12) feet in width, fifty (50) feet in length, exclusive ofdriv.~.lNays, <br />aisles, and other circulation area. One (1) off-street loading space shall, be provided and <br />maintained on the same lotfor each commercial and industrialuserequiring+~egular <br />delivery of goods and having a modified gross floor area of more than ten tliq,i;lsa'nd <br />(10,000) square feet. One loading space shall be provided for each additionaltwenty.five <br />thousand (25,000) square feet or fraction thereof. No off-street loading spacestlall be <br />located in any yard adjoining any residential use. Required off-street loading space'shall <br />not be included as off-street parking space in computing required off-street parking-space. <br />Vehicles utilizing such loading space shall not project into the public right-of-way. <br /> <br />Section 165-040: Fractional Space. When an application of the standards of this <br />Ordinance with respect to numberofoff-street parking spaces results in the need toprovide <br />a fraction of one (1) space, any fraction of one-half (1/2) or less shall be disregarded and <br />any other fraction shall be construed as one (1). <br /> <br />Section 165-050: Uses Not Mentioned.
