<br />June 5, 200 I <br />Planning and Zoning Workshop Meeting Minutes <br /> <br />. <br /> <br />capacity is determined to be eighty-five percent (85%) and noted he had gotten his <br />figures from the Self-Storage Almanac. <br /> <br />Mr. Sade1ack stated his demographic study shows that the area is in need of storage and <br />stated he feels an eighty-five percent (85%) occupancy rate for the first year may be <br />obtainable. <br /> <br />Commissioner Brainard questioned whether Mr. Sadelack would franchise the facility. <br />Mr. Sadelack stated he was unsure, however it could be done. <br /> <br />Commissioner Brainard questioned the hours of operation for the office. Mr. Sadelack <br />indicated that office hours had not been determined, but stated he feels it may be <br />necessary to be open from 7:00 a.m. to 7:00 p.m. to accommodate before and after work <br />traffic. <br /> <br />Commissioner Brainard questioned the need for additional traffic control for the site. <br /> <br />Commissioner McLean asked Mr. Sade1ack to check the Self-Storage Almanac for traffic <br />information. Mr. Sadelack indicated he would secure traffic numbers. <br /> <br />Commissioner Kilian stated he felt the traffic flow would be spread out. <br /> <br />Mr. Sadelack questioned whether the Commission approved of the revised plan. <br /> <br />Consensus was that the submitted plan needed to more closely fit the requirements set by <br />the Commission. <br /> <br />Commissioner Wilharber suggested Mr. Sadelack have a landscaping plan for the public <br />hearing on the Special Use Permit. <br /> <br />Commissioner Brainard suggested removing one (I) unit on each side to make the end <br />units more accessible. <br /> <br />Commissioner Wilharber suggested that Mr. Sadelack contact Anoka County to <br />determine the taxes for the facility and forward same at the next meeting. <br /> <br />Chairperson Hanson left the meeting at 7:46 p.m. <br /> <br />IV.
