<br />Effective 9/5/00 <br />City of Centerville Ord. #4 <br /> <br />Travel Trailers - A mobile vehicle with wheels, designed for overnight living or camping <br />purposes, capable of being towed by a motor vehicle. <br /> <br />Use, Permitted - A use that is permitted in the district under which it is listed. <br /> <br />Usable Open Space - A ground area on a lot, which is graded, developed, landscaped or <br />equipped or intended and maintained for recreation or leisure, available to and useable by <br />persons occupying a dwelling unit and their guests. <br /> <br />Variance - The waiving by Board action of the literal provisions of the Zoning Ordinance in <br />instances where their strict enforcement would cause undue hardship because of <br />circumstances unique to the individual property under consideration. <br /> <br />Vehicle - Any vehicle which is self-propelled or designed to be pushed or pulled and shall <br />include, but not be limited to, automobile, busses, motorbikes, motorcycles, motor scooters, <br />trucks, tractors, go-carts, golf carts, campers, trailers, boats, planes and gliders. <br /> <br />Vehicle Abandoned - Any vehicle as defined in this section, which does not have lawfully <br />affixed or attached thereto an un-expired state registration or license plate or plates, or the <br />condition of which is wrecked, dismantled, partially dismantled, inoperative, abandoned or <br />discarded. <br /> <br />Water-Oriented Accessory Structure or Facility - A small above ground building or other <br />improvement except stairways, fences, docks, and retaining walls, which, because of the <br />relationship of its use to a surface water feature, reasonably needs to be located closer to <br />public waters than the normal structure setback. Examples of such structures and facilities <br />include boathouses, gazebos, screen houses, fish houses, pump houses, and detached <br />decks. <br /> <br />Wetland - Lands transitional between terrestrial and aquatic systems where the water table <br />is usually at or near the surface or the land or is covered by shallow water. For purposes of <br />this definition, wetlands must have the following three characteristics: <br /> <br />A. Predominance of hydric soils; and <br /> <br />B. Are inundated or saturated by surface or groundwater at a frequency <br />and duration sufficient to support a prevalence of hydrophytic <br />vegetation typically adapted for life in saturated soil conditions; and <br /> <br />C. Under normal circumstances support a prevalence of such <br />vegetation. <br /> <br />Yard - A required open space on a lot which is unoccupied and unobstructed from the <br />ground upward, except as otherwise provided for herein. The measurement of a yard shall <br />be construed as the minimum horizontal distance between the lot line and the building line. <br /> <br />I <br />L <br /> <br />Page 13 of 62 <br />
