<br />Effective 9/5/00 <br />City of Centerville Oed, #4 <br /> <br />include, but not be limited to, softball, football, volleyball, broomball, <br />ice or field hockey, tennis, basketball tournaments, or outdoor music <br />concerts; and <br /> <br />B. Such activities shall be considered a Special Use within all <br />Residential Districts of the City and shall require a permit therefore. <br />The City shall have the right to make provisions in such permit for <br />insuring public health and sanitation, traffic regulation, noise and litter <br />control and regulation on the number of events that may be <br />conducted on a specific site. <br /> <br />Division 180: Planned Unit DeveloDments (PUDs) <br /> <br />Section 180-010: Objectives. To help encourage a more creative approach to the use of <br />land, departures from the Centerville Zoning Ordinance may be granted by the City Council <br />in the form of Planned Unit Development Districts to achieve: <br /> <br />Subd. 1: <br /> <br />Subd. 2: <br /> <br />Subd. 3: <br /> <br />Subd. 4: <br /> <br />Subd. 5: <br /> <br />A maximum choice of living environments by allowing a <br />variety of housing building types and permitting an <br />increased density per acre and a reduction in lot <br />dimensions, yard, building setbacks, and area <br />requirements; and <br /> <br />A more useful pattern of open space and recreation <br />areas and, if permitted as part of the project, more <br />convenience in the location of accessory commercial <br />uses and services; and <br /> <br />A development pattern which preserves and utilizes <br />natural features, trees and other vegetation, and <br />prevents the disruption of natural drainage patterns; and <br /> <br />A more efficient use of land and a resulting substantial <br />savings through shorter utilities and streets; and <br /> <br />A development pattern in harmony with land use <br />density; transportation facilities, and community facilities <br />objectives of the comprehensive plan. <br /> <br />Section 180-020: General Requirements. A special use permit shall be required of all <br />Planned Unit Developments. The City may approve the PUD only if it finds the <br />development satisfies all the following standards: <br /> <br />Subd. 1: <br /> <br />The development shall be planned so that it is <br />consistent with the Centerville Comprehensive Plan; <br />and <br /> <br />Page 45 of 62 <br />
