<br />On January 10, 2000. I re~'eived full size plan sheets from Mattke Engineering, Inc. The
<br />sheet,' were tilled Surrounding Area, Prelim/may Plat, and Preliminary Grading &
<br />Utility Plan. I have the following comments:
<br />
<br />I. Define the road and djtche~ along CSAH 21. Show direction of druinage. Is a
<br />cuJ.-ert needed under Hunter~ Trllil? Cutch basins at begin rw'!
<br />2. A small berm will be needed along Lhe back lot line orIols 18 & 19 on Deer
<br />Court. to keep the backyard drainage from discbarging directly to the county
<br />ditch.
<br />3. Lot 23 on Hunters Trail ha..~ a very small buildins pad area. bll.Sed (1Il the contours
<br />on the grading plan. This should be made larger.
<br />4. The e~jsting contour elevation in lot 18 of Detlr Court 1lh000ldbc 904, not 902.
<br />5. The storm sewer between the ponds hl1.~ (lllly 0.5 feet of fell in 290 feet. We need
<br />1.0 feet of fall 10 get minimum velocity in the pipe. Drop the normal water level
<br />of the north pond from 899.0 to 898.5.
<br />6. The Pleliminllry Grading &. Utility plan shows deep sanitary sewer along Hunters
<br />Trllil (17'-20' deep). It will be necessary to continue deep pipe along Cemervillc
<br />Road (450' {.f 12" PVC) to lIervicc fuMe developments to the south. The 8" pip;!
<br />througbHunten!l Crossing CM be made shallower. We will do Ihis when utility
<br />lllld street plans lITe prepared. making sure the lowest floor can still be picked up.
<br />i. A drainage and utility easement (approx. 25' wide) is necessary along the north
<br />propeny line of Lots 7 and 8. Block I. The plat encroaches into the counry ditch
<br />in this location.
