What zoning is being requested, R-2, R2A or R-5. The <br />only zone the lots currently conform to is R-2A. <br /> <br />2. In any of the above zones, the Baumann lot split would <br />create a non-conforming lot due to the pole barn on the lot. <br />A variance would have to be requested or the building would <br />have to be removed to create a conforming lot. <br /> <br />3. Has the street naming committee been notified, I don't <br />recongize these names from the approved list. <br /> <br />4. A Rice Creek Watershed permit is required for the <br />project. <br /> <br />5. The park/trail configuration appears different than the <br />one presented to the County. A detail showing the <br />connection would be helpful. <br /> <br />6. The Baumann property would have to connect to the <br />sanitary sewer system per city ordinance and this should be <br />explained to the Baumanns. <br /> <br />Below are the R-2 and R-2A requirements for lots and home <br />size. <br /> <br />R-2 <br />R-2A <br /> <br />11,500sf lot ~80' minimum width <br />l5,000sf lot ~OO' minimum width <br /> <br />900sf min. house <br />l050sf min. house <br />
