<br />CENTERVILLE SELF STORAGE DEVELOPMENT <br /> <br />Preliminary Concept Review <br /> <br />Who, What, Where, When, Why and WHAT's IT GOING TO LOOK LIKE: <br /> <br />WHO: Thomas Keller, resident of White Bear Lake, MN, utility and general contractor by <br />profession and Henry Votel, resident Forest Lake, MN, real estate broker and developer <br />by profession together will be developer, owners and operators of this Self Storage <br />development. Keller's construction background is in utilities and commercial building <br />construction. Votel's real estate experience is in the brokering, operation and development <br />of lodging facilities, self storage facilities and residential land developments. <br /> <br />WHAT: A newly constructed 500-600 unit self storage facility in the City of Centerville, <br />MN. The facility will offer individual storage units to residents in the area and businesses that <br />need secured units. Most of the facility units will be cold storage type units; however a <br />small percentage will likely be climate controlled units. The facility will meet all City <br />construction code requirements for concrete exterior walls, paved surfaces, lighting, etc. No <br />building setback variances will be requested. The developers have some questions and <br />issues relative to the City code requirements that all the buildings be sprinkled units and will <br />raise some discussion about this requirement during the approval process. Other local <br />governing units have considerations/applications under way relative to the wetland issues, <br />property platting, etc. All permits for development are expected to be received before <br />any construction will start. It is expected that the development will be constructed in two <br />building phases. <br /> <br />WHERE: See attached maps and drawings. Located on a 4 acre parcel of land in <br />property owned and under development by R & R Leasing on Fairview Street in the <br />Southeast quadrant of the City. The land is zoned 1-1 and can be developed to this use <br />under special use permit requirements from the City. <br /> <br />City services are in Fairview Street and the street pavement issue is under City control. <br />The development will not require any additional city services. No subsidies will be <br />requested from the City for this development. <br /> <br />WHEN: The developers have been pursuing development issues since a purchase was <br />agreed with R & R Leasing in August and are in their middle planning stages at this point in <br />time. Earlier the developers met with City staff, private contractors and private engineering <br />consultants. <br /> <br />The developers have requested a Preliminary Concept Review by the City Planning <br />Commission and Council for commentary and suggestions about any City concerns before <br />advanced designs and drawings are prepared. The developers will be moving forward as <br />quickly as practical and would like to start construction in Spring 2003 with the facility opening <br />for business in early Summer 2003. <br /> <br />WHY: Self Storage facilities are proven businesses opportunities and investments since <br />their refined inception about 20 years ago.
