<br />location to securely store all types of possessions that suffer if exposed to weather, <br />elements or unsecured locations. They offer a place to store excess personal possessions <br />that are too much for their residential spaces or just plain temporary storage. Self storage <br />facilities also offer and provide businesses storage for items that must be retained, <br />inventoried or kept in a secure location until used. They will otten be used by businesses <br />that are small local proprietorships whose vehicles require large buildings than most homes <br />offer. <br /> <br />Most self storage facilities serve a customer base that is within a 5 mile radius of their <br />location. The typical customer is a area resident and the average length of storage runs 6 <br />months to several years. Customers of such facilities expect a secure, properly operated <br />and easily accessed facility. Self storage facilities are otten an enhancement to area <br />residents who desire a clean and orderly community. <br /> <br />Self storage facilities are not an excessive user of city utilities, administration, police or fire <br />services and cause no burden on the local government, schools and residential tax payers. <br /> <br />Some local employment is generated because such facilities are open usually six days a <br />week; otten staffed and maintained by area residents who want a job in the community and <br />the facility is also a user of services from local businesses. <br /> <br />WHAT's IT GOING TO LOOK LIKE: The developers envision a very nice self <br />storage facility that will not detract from other buildings in this industrial park area of the city as <br />it develops The facility will be a city business and operated by the developers who desire <br />a neat, clean and tidy facility for their investment. <br /> <br />Attached is a concept site plan and some building samples. Our plan submitted herein is <br />not a final design and the building configuration many change. We have attached some <br />pictures of similar buildings to help the Planning Commission and City Council understand <br />our vision for the final product. The layout of the buildings and the internal unit configuration <br />will, be refined as we proceed and change is expected. <br /> <br />Several mandates are stipulated by City code and we will work to plan attractive buildings <br />with decorative concrete block work, colored metal standing seam roofing, possibly some <br />brick work at the entry areas, wrought iron fencing at the front of the facility, asphalt paved <br />drives and lanes, attractively landscaped perimeter areas, non obtrusive lighting, attractive <br />signage, etc. will all be planned for special use permit requirements. <br /> <br />Thank you for your review and we look forward to your comments. <br /> <br />Henry Votel & Tom Keller <br /> <br />2 <br />
