<br />Land Development Plans <br /> <br />Land Development Plans are any proposal to subdivide <br />land. Permit approval is required for: <br />1. Residential land development plans greater than 5 <br />acres. <br />ir'ldustrial, commercial, and multi-unit residential <br />plans greater than 2.5 acres. <br />Subdivision of any size located within: <br /> <br />. 1 OO-year floodplain. <br /> <br />. 1,000 feet of a public water or protected <br />wetland, or any parcel containing wetland. <br /> <br />300 feet of Rice Creek, a major tributary <br />to Rice Creek, or a county or judicial <br />ditch. <br /> <br />Areas with slopes exceeding 15%. <br /> <br />2. <br /> <br />3. <br /> <br />. <br /> <br />. <br /> <br />Applications for Land Development Plans must include: <br />*A. Stormwater Management Plan (see page 3). <br />*8. Grading & Sediment-Erosion Control Plan (see p. <br />3). <br />C. Preliminary plat or certificate of survey granting <br />easements over all hydrologic features such as <br />floodplain, wetlands, ditches, ponds, and swales. <br />. A and 8 are required only for land splits where <br />construction is proposed. <br /> <br />Wetland Alteration Plans <br /> <br />Permit approval Is required for any activity that may affect <br />the size, shape, or character of a wetland. <br />Proposals for wetland alterations must include: <br />A. Narrative describing purpose of project and efforts <br />taken to avoid or minimize wetland Impacts. <br />B. Grading & Sediment-Erosian Control Plan (see <br />page 3) showing existing and proposed elevations <br />for wetland and spoil disposal areas. <br />C. Wetland delineation and support documentation in <br />accordance with WCA rules. <br />D. Wetland Replacement Plan application for <br />projects involving fill or drainage. <br /> <br />Public and Private Drainage Plans <br /> <br />Construction, improvement, or repair of public or private <br />drainage systems (open or tiled) requires permit approval. <br /> <br />Exhibits necessary to accompany the permit application <br />include: <br />A. Map showing location of project and tributary <br />area. <br />B. Existing and proposed cross sections and profile <br />of affected area. <br />C. Description of bridges or culverts required. <br />D. Narrative describing wetland impacts and affects <br />on water levels above and below the project area. <br /> <br />, <br /> <br />Public and Private Drainage Plans <br /> <br />Construction, improvement, or repair of publiC or private <br />drainage systems (open or tiled) requires permit approval. <br /> <br />Exhibits necessary to accompany the permit application <br />include: <br /> <br />A. Map showing location of project and tributary <br />area. <br />8. Existing and proposed cross sections and profile <br />of affected area. <br />C. Description of bridges or culverts required. <br />D. Narrative describing wetland impacts and affects <br />on water levels above and below the project area. <br /> <br />Final Site Drainage Plans <br /> <br />Approval of Final Site Drainage Plans is required for: <br /> <br />1. Development of individual sites of 2.5 acres or <br />greater. <br />2. Impervious additions to existing buildings on sites <br />2.5 acres or greater. <br />3. Development on any individual site within: <br />. 1 OO-year floodplain. <br />. 1,000 feet of a public water or protected <br />wetland. <br />. 300 feet of Rice Creek, a major tributary <br />to Rice Creek, or a county or judicial <br />ditch. <br /> <br />Construction of a single-family detached dwelling on an <br />isolated lot will not require permit approval unless one of <br />the above-listed conditions exist. Construction on lots <br />within a residential subdivision approved by the District will <br />not require District approval unless the activity does not <br />comply with the original development plan or has been <br />superseded by State iaw. <br /> <br />Permit applications for Final Site Drainage Plans must <br />include: <br /> <br />*A. Stormwater Management Pian (see page 3). <br />8. Grading & Sediment-Erosion Control Plan (see p. <br />~ . <br />C. Preliminary plat or certificate of survey grantrng <br />easements over all hydrologic features such as <br />floodpiain, wetlands, ditches, ponds, and swales. <br />* A is not required for construction of a single-family <br />dwelling on an isolated lot. <br /> <br /> <br />.
