Before an application is considered for <br />rezoning any RIO District, a statement indicating the expected impact of the proposed <br />development on the environment and public facilities including streets, schools and <br />utilities, and an economic feasibility study of the development, are required. Such a <br />statement must include: <br /> <br />Subd. 1. ExpF'C'tpd IlI\Pact. An assessment of the expected impact of the project on <br />the watershed, including ponds, streams and wetlands. <br /> <br />Subd.2. Topography. A survey of the existing topography, soil, vegetation and <br />habitat and how the development will affect these. <br /> <br />Subd. 3. Noi,;,> ControL How the developer proposes to control noise, vibration, <br />smoke, dust and particulant matter during and after construction. <br /> <br />Subd.4. Conge.Hon. An assessment of the impact the project will have on <br />congestion In streets and roadways in the vicinity, and the effect the development <br />will have on schools and public utilities. <br /> <br />Subd. 5. Economic Fe.sibilib:. A marketing study of the economic feasibility of the <br />proposed development, the market to be reached, and substantiation of the <br />financial capability or the developer to complete the proposed development. <br /> <br />1645.04 Accessory Use~. Subject to the provisions of Section 1650, the following accessory <br />uses are permitted in an RIO District: <br /> <br />(a) Athletic fields. <br /> <br />(b) Craft or art buildings. <br /> <br />(c) Maintenance buildings for the storage of equipment used to maintain <br />grounds, buildings, trees and equipment, to be located in such a way as to <br />minimize the potential damage to the environment by the seepage or <br />spillage of oil, gasoline, solvents or lubricants. <br /> <br />(d) Nature interpretive centers. <br /> <br />(e) Swimming pools, bathhouses, gymnasiums, locker rooms and other athletic <br />str.:lctures. <br /> <br />(f) Mausoleums and crypts. <br /> <br />1645.05 Dimensional R'l~]ations <br /> <br />16-30 <br />
