<br />4 Amended: <br />3 Amended: 9/4/01 <br />2 Amended: 6/27/01 <br />I Amended: 1110/01 <br />Effective 9/5/00 <br />City of Cenlervi!]e Ord. #4 <br /> <br />Division 30: Non-Conformina Uses and Structures <br /> <br />Any structure or use existing upon the effective date of the adoption of this Ordinance, which does not <br />conform to the provisions of the Ordinance, may be continued subject to the following conditions: <br /> <br />A. The non-conforming use is not expanded or enlarged, except in conformity with the <br />provisions of this Ordinance; and <br /> <br />B. If a non-conforming use is discontinued or a non-conforming structure is abandoned <br />for a period of sile (6) twelve (12)4 months, further use of the structure or property <br />must conform to this Ordinance; and <br /> <br />C. If a non-conforming use is replaced by another use, the new use shall conform to <br />this Ordinance; and <br /> <br />D. If a non-conforming use or structure is damaged by any cause to the extent that <br />repair or replacement costs exceed fifty percent (50%) of the market value, the use <br />or structure may not be replaced or repaired except in conformity with this <br />Ordinance; and <br /> <br />F. Normal maintenance of a non-conforming structure is permitted, including necessary <br />non-structural repairs and incidental alterations which do not extend or intensify the <br />non-conforming use. <br /> <br />Division 35: Home Occupations <br /> <br />Home occupations in the City must meet the following criteria: <br /> <br />A. Home occupations shall be conducted solely by persons residing in the residence <br />with the exception of no more than one additional non-related employee; and <br /> <br />B. All business activities and storage shall take place within the structure; and <br /> <br />C. There shall be no alteration to the exterior of the residential dwelling, accessory <br />building or yard that in any way alters the residential character of the premises; and <br /> <br />D. No more than one (1) sign not exceeding two (2) square feet with a maximum <br />height of three (3) feet identifying the occupation shall be used; and <br /> <br />E. The occupation shall not be visible or audible from any property line; and <br /> <br />F. The occupation may involve limited retail sale or rental of products on the premises, <br />provided all stock in trade is completely enclosed in the principal structure.
