Subject to the provisions of Section 1650, the following accessory <br />uses are permitted in the R-l District: <br /> <br />(a) Accessory buildings and private garages and parking for passenger cars and <br />for recreational vehicles and trucks subject to the limitations of <br />Section 930, but excluding carports. <br /> <br />(b) Swimnting pools, subject to the provisions of Section 1315. <br /> <br />(c) Tennis courts. <br /> <br />(d) Signs, subject to the provisions of Chapter 14. <br /> <br />(e) Accommodations for not more than two boarders or roomers. <br /> <br />(f) Landscaping. <br /> <br />(g) Private nonprofit conservatories for plants and flowers. <br /> <br />(h) lawn, garden and utility buildings. <br /> <br />1615.05 Dimensional Regulations. <br /> <br />Subd. 1. Hei~ht. No dwelling may exceed 25 feet in height or contain more than <br />two stories. <br /> <br />Subd. 2. Area and Width. No dwelling may be constructed or placed on (a) an <br />interior lot of less than 9,000 square feet, or less than 75 feet in width at the building <br />setback line, or (b) a comer of less than 11,000 square feet or less than 90 feet in <br />width at the building setback line. <br /> <br />Subd.3. Floor Area Ratio. The floor area ratio within the R-1 District may not <br />exceed 0.3. <br /> <br />Subd. 4. Minimum Floor Area. Each dwelling must contain the following <br />minimum floor areas on the first floor: <br /> <br />One story dwellings <br />One and one-half story dwellings <br />Two story dwellings <br /> <br />1,000 sq. ft. <br />900 sq. ft. <br />750 sq. ft <br /> <br />In split level dwellings which have finished rooms on the lowest level in <br />compliance with the State Building Code, the area of thooe rooms will be included <br />in the first floor area minimums. <br /> <br />16-13 <br />
