The location and boundaries of the zoning districts are designated <br />In the Zoning Map dated January 1, 1993, which is hereby made a part of the Zoning Code. <br />The Zonlng Map and all notations, references and data shown on the Zoning Map are <br />hereby incorporated by reference into the Zoning Code and made a part of the Zoning <br />Code. The Zoning Officer wUl maintain the Zoning Map on file in the City Hal!. <br /> <br />1610.03 District Boundaries. The boundaries between districts are, unless otherwise <br />indicated, either the centerlines of streets, alleys or railroad rights-of-way or property <br />lines, or such lines extended. <br /> <br />Section 1613. R-1 SINGLE-FAMILY DISTRICT <br /> <br />1615.01 Purpose. The purpose of the R-1 District is to create and maintain areas which <br />due to the natural amenlties of the land, low traffic volumes, and historical development <br />patterns are best suited for single-family detached residences. <br /> <br />1615.02 Permitted Uses. Within an R-l District, only the following uses are permitted: <br /> <br />(a) Single-family detached dwellings. <br /> <br />(b) Public schools or parochial schools which have a curriculum equivalent to a <br />public schooL <br /> <br />(c) Publicly owned recreational facilities including parks, play groullds. <br />swimming pools and athletic fields. <br /> <br />(d) State licensed facilities permitted under Minnesota Statutes, Section 462.357, <br />Subd.7. . <br /> <br />1615.03 P"rmitted Conditional U.es. Within an R-1 District, the followine: uses are <br />permitted only if a conditional use permit has been issued for that use by the City Council: <br /> <br />(a) Churches, temples or synagogues and their supporting homes, convents or <br />rectories, <br /> <br />(b) Essential service structures including but not limited to buildings such as <br />telephone exchange substations, booster or pressure regular stations, wells <br />and pumping stations. elevated tanks and electrical power substations. <br /> <br />(c) City buildings including fire and police stations and other municipal service <br />buildings not considered industrial. <br /> <br />16-12 <br />
