<br />.. <br /> <br />Effective 9/5100 <br />City of Centerville Ord #4 <br /> <br />Street Line - The legal line of demarcation between a street and abutting land. <br /> <br /> <br />Structural Alteration - Any change in the supporting members of a building or structure, such as <br />bearing walls, columns, beams, or girders; provided, however, the application of any exterior siding to an <br />existing building for the purpose of beautifying and modernizing shall not be considered a structural <br />alteration. <br /> <br />Subdivision - The separation of an area, parcel or tract of land under single ownership into two or more <br />parcels, tracts, lots, or long-term leasehold interests where the creation of the leasehold interest, <br />necessitates the creation of streets, roads, or alleys, for residential, commercial, industrial, or other uses <br />or any combination thereof, except those separations: <br /> <br />A. Where all the resulting parcels, tracts, lots, or interests will be twenty (20) acres or <br />larger in size and five hundred (SOD) feet in width for residential uses and five (5) <br />acres or larger in size for commercial and industrial uses; and <br /> <br />B. Creating cemetery lots; and <br /> <br />C. Resulting from court orders, or the adjustment of a lot line by the relocation of a <br />common boundary. The purpose or activity for which the land or building thereon is <br />designed, arranged, or intended, or for which it is occupied or maintained and shall <br />include any manner of performance of such activity with respect to the performance <br />standards of this ordinance. <br /> <br />Supply Yard - A commercial establishment storing or offering for sale building supplies, steel supplies, <br />coal, heavy equipment, feed and grain, and similar goods. Supply yards do not include the wrecking, <br />salvaging, dismantling or storage of automobiles and similar vehicles. <br /> <br />Townhouse - Single-family, attached units in structures housing three or more continuous dwelling <br />units, sharing a common wall, each having separate and individual front and rear entrances; the <br />structures being as of a row house type as distinguished from multiple dwelling apartment buildings. <br /> <br />Travel Trailers - A mobile vehicle with wheels, designed for overnight living or camping purposes, <br />capable of being towed by a motor vehicle. <br /> <br />Use, Pennitted - A use that is permitted in the district under which it is listed. <br /> <br />Usable Open Space - A ground area on a lot, which is graded, developed, landscaped or equipped or <br />intended and maintained for recreation or leisure, available to and useable by persons occupying a <br />dwelling unit and their guests. <br />
