Section 115-030: Erection of More than One Principal Structure on Lot. In any district, more than one structure housing a conforming principal use may be erected on a single lot if yard and other requirements of this ordinance are met for each structure as though it were on an individual lot. Required on-site parking space shall be provided on the same lot as the principal building or use, except that combined or joint parking facilities may be provided for two (2) or more buildings or uses in commercial districts and in industrial districts, provided that the total number of spaces is not less than the sum of the requirements for each building or use. The proposed joint parking space shall be within four hundred (400) feet of the entrance of the use it will serve. A properly drawn legal instrument, approved by the City, executed by the parties concerned, for joint use of the off-street parking facilities shall be filed with the County Recorder's office. Division 120: Performance Standards Every use permitted by this ordinance shall be so established and maintained as to comply with the provisions of this section. The Council may require the owner or operator of a use permitted by this ordinance to provide such tests or investigations by an independent testing organization satisfactory to the Council as are necessary to show compliance with these standards. The cost of such investigation and tests shall be shared equally by the owner or operator and the City unless the results disclose non- compliance with these standards; in that event, the entire cost shall be borne by the owner or operator. This provision does not preclude the City from making any investigations and tests it finds appropriate to determine compliance with lhese standards.
