<br />McCOMB GROUP, LTD. <br />NEIGHBORHOOD AND COMMUNITY SHOPPING CENTERS <br /> <br />Typical retail market analysis engagements for neighborhood and community shopping centers <br />are described below. <br /> <br />Southbridge Shopping Center - Shako pee, Minnesota <br />Great Lakes Companies, Inc. <br /> <br />Market analysis was conducted for Southbridge Shopping Center, a power center with 340,750 <br />square feet of GLA. Proposed anchor stores were Wal-Mart and Sam's Club. Other tenants <br />include category killers, inline stores, and pad sites for restaurants and other uses. Southbridge <br />can be expanded to over 415,000 square feet. Research tasks included competitive evaluation, <br />documenting future residential growth, trade area demographics, and documenting area <br />visitation. Southbridge sales potential was estimated by store categories for a ten-year period. <br /> <br />Time Square - Rochester, Minnesota <br />Chafoulias Companies, Inc. <br /> <br />Conducted market research for Time Square, a 400,000 square foot urban shopping center <br />anchored by a 120,000 square foot Nordstrom store. Research tasks included delineating the <br />primary and secondary trade areas, and examining population and household growth patterns to <br />determine resident purchasing power. Rochester is home to the Mayo Clinic, which attracts over <br />700,000 visitors annually. A significant portion of its annual registrations are from the Middle <br />East and South America. Visitor spending potential of these unique visitor groups were <br />estimated as part of an overall stody of total visitor spending. Based on the resident purchasing <br />power and potential represented by Mayo Clinic visitors, Nordstrom chose to locate a store in the <br />proposed development. <br /> <br />CanalSide Commons - Cubellis Associates <br />Cape Cod, Massachusetts <br /> <br />Market research and economic impact analysis was conducted for CanalSide Commons, a non- <br />traditional, mixed-use development containing 539,000 square feet of retail space, a ten-screen <br />cinema, 100,000 square feet of office, 143,700 technology center, l20-room hotel, and 100 <br />apartment units in a village environment. Common area features included transit station, clock <br />tower, community center, entertainment gazebo, and public park. Research tasks included <br />quantifying resident and visitor spending potential for the commercial components and <br />quantifying costs and benefits to local government. <br /> <br />Eagle Valley Commons - Woodbury, Minnesota <br />Genstar Land Company <br /> <br />Conducted market analysis to determine trade area, sales potential, and market demand for a 32- <br />acre parcel in Woodbury. Market research results were used to prepare a marketing brochure <br />that included trade area demographics, photo images of residential properties in the trade area, <br />and maps depicting average value of homes being constructed within the trade area. <br />
