Based on site location, access, <br />market demand, and competitive shopping areas, development of a 450,000 to 500,000 square <br />foot power center was recommended. Research tasks included evaluating competitive shopping <br />centers, delineatiog a trade area for the proposed center examiniog population and household <br />growth trends, estimating future retail purchasing power and market share to determioe the <br />appropriate size and tenant mix for the proposed power center. <br /> <br />Center Place Galleria - Rochester, Minnesota <br />Chafolious Companies, Inc. <br /> <br />Market research was conducted to determioe retail demand in downtown Rochester. Research <br />tasks iocluded site evaluation, trade area delioeation, determining resident purchasiog power and <br />supportable gross leaseable area. Mayo Clinic visitors were surveyed to determioe spendiog <br />patterns while in Rochester. <br /> <br />Southdale Square - Minneapolis, Minnesota <br />Carlson Properties, Inc. <br /> <br />A market analysis was performed to evaluate the effects of a proposed retenanting program for <br />Southdale Square. A survey was conducted of shoppiog center customers. Tenant types, future <br />sources of retail sales and purchasing power were provided in the study. <br /> <br />Eagan Town Center - Eagan, Minnesota <br />Federal Land Company <br /> <br />Research was conducted to identifY and evaluate the retail market potential for a 348,000 to <br />393,000 square foot shopping center in Eagan, a rapidly growiog Twio Cities suburb. A <br />proposed tenant mix, sources of retail sales, trade area population and demographic characteris- <br />tics, resident purchasing power and potential sales were provided io the study. <br /> <br />Maplewood Square - Rochester, Minnesota <br />M.A. Mortenson Company <br /> <br />A market analysis was conducted to identifY the retail market potential for a 150,000 square foot <br />shopping center adjacent to an existing 100,000 square foot Target store. This engagement <br />ioc1uded evaluatiog the trade area and determiniog the supportable GLA, rent and sales potential, <br />and tenant mix. <br /> <br />Power Center - Roseville, Minnesota <br />Northwestern Mutual Life Insurance Company <br /> <br />Retail market analysis was performed for a 200,000 to 300,000 square foot power center at <br />Highway 36 and Fairview Avenue io Roseville. The trade area was defined for the proposed <br />center. Demographics and purchasing power of trade area residents were provided as well as <br />sales potential and rental rates. <br />
