The City of Little Canada, realizing that it had no criteria for judging what
kind of development best suited the community for this highly visible site,
hired Hosington Koegler Group to develop a plan for the entire Rice Street
corridor. Because redevelopment in this fairly well-developed, although
somewhat neglected corridor would affect numerous businesses, land
owners, and nearby residents, the process involved significant public
participation. The plan, which includes market analysis, financial feasibility,
and urban design, will provide the framework for redevelopment of this
site as well as others within the study area.

The Development Guide features a more intense focus on the Rice Street!
Tittle Canada Road intersection. This intersection would become the most
intensely developed commercial node along Rice Street, accommodating
new commercial, office and residential uses and creating a district that
serves pedestrians from nearby neighborhoods as well as cars traveling the
Rice Street corridor. Principles outlined for this area will provide a model
for redevelopment of other commercial nodes in the corridor.

:"\ ""~ c.
" "t::t
/" "
"-
If';
m-

Streets@peelementsandpfamJng pattems establish an urban design framework..
