<br />HKGi completed a concept plan for redevelopment of the Lake Drive/ <br />Lexington Avenue area of Circle Pines. The redevelopment area covers <br />approximately 50 acres of aging commercial, decaying residential, wetland <br />and forest at the intersection of two busy county roads. At the project's <br />outset, the site suffered poor access from both Lake and Lexington, was <br />witnessing a recent increase in crime, and lacked a clear identity. <br /> <br />The final plan established a denser, more urban development for the project <br />area. The Plan envisioned a continuous parkway offering a better connection <br />across Lake Drive; a new pedestrian trail circling an expanded water quality <br />improvement pond; a network of interior greenways; and an overall <br />streetscape and landscape pattern that recalls natural patterns throughout <br />the City. Increased density along Lexington and development strongly <br />oriented toward Lake would combine with landscape treatments to create <br />a strong sense of arrival in Circle Pines. <br /> <br />The Comprehensive Urban Master Plan developed by HKGi helped attract <br />a developer to the site. The Master Plan provided the foundation for the <br />Village at Circle Pines development, scheduled for competion in 2004. <br />While private developers are constructing the housing and commercial <br />portions of the project, HKGi is providing the design and construction <br />administration for the streetscaping and public amenities. <br /> <br /> <br />The streel5caping and public amooitles, <br />shown here under (ofl5tructJOI1, provide an <br />important element to the Vii/age at Qrde <br />Pines development.
