This station <br />location continues to receive the highest ranking of all <br />stations alOOg tbJs new ra.lJ line in tettllS of residential <br />and COIl1t:Uetc.ia.l development opportunities. Wode <br />on this project in on-going and only draft plans have <br />been produce thus fat. <br /> <br />N~Bm:u:h aeseatth and Plllflt'lng/l)t\sign <br />~'1?95-1997 <br />Bik6 Assoaates was selected by the City of North <br />Branch to conduct" number of research and <br />p1anning/ design studies beginning in 1995. First, <br />Bike Associates conducted socia-economic and <br />demographic research that was used by the City to <br />prepare a successful Sinal! Cities Development grant, <br />wbkb was subruitted to the Minnesota Department <br />;'f Trade and EconorWc Development. <br /> <br />Following tbJs work, Biko Associates was selected by <br />North Branch to prepare a clm1.'tltown lUld <br />commetcial = revitalization plan. The plan <br />included the traditional down-town (a cent:taI <br />business district) and the TH 95 comm=:ial strip and <br />1-35/TH 95 comrnerc.ia.linterchange area. <br /> <br />Fmally,B.iko Associates prepared the first <br />comprehensive plan for the City of North Branch, . <br />Minnesota, fallowing the metgec of Branch Township <br />and North Branch. Biko Associates was rCllponsible <br />for completing all elements of the comprehensive <br />plan including: <br />· Public participation process <br />. Land use <br />· Community services, <br />. Ttansportation, <br /> <br />· Public infrasttuctute, and <br />. Open space protectinn <br /> <br />The comprehensive plan was complered in 1997. <br />Following completion of the plan, Biko Associates <br />was contracted to update the new colIU1lunity's <br />zoning and subdivision ordinances. <br /> <br />Pine City Comprehensive Plan 1998 <br />Bike Associates was contracted to prepare the <br />Comprehensive Plan for Pine Oty. The planning <br />process included community ~ This WItS a <br />first.time occurrence for COmmunttles In MinnesOta. <br />Critical issues were orderly housing development and <br />slahiJizing the downtown area. The recommended <br />approach was developed during .. community <br />charrette process where residents discussed logical <br />ways to define districts (latger neighborhoods) within <br />the l:ommunity. Bach district was a.lJocated .. share of <br />anticipated future residential development in the <br />comprehensive plan. <br /> <br />Athens Township Comprehensive PI.a.n 2003- <br />2004 <br />The Athens Township Comprehensive Plan was only <br />completed in 2004, and represented the l:ommunity's <br />first comprehensive planning effort. Critical issues <br />included: a) the possihilityofhosrile annexation from <br />the city of lsanti, b) impacts ofTH 65 as a barrier <br />that prevents l:ommunity cohesion, c) <br />environmenta.lly sensitive lands and the identification <br />of appropri-ate land uses (most importantly . <br />residential development), and d) development of ,. <br />town l:enter. <br /> <br />The most significant element of the Comprehensive <br />Plan relative to Cenrerville is the introduction of the <br />Town Center for Athens Township. <br /> <br />Biko Associates produced 9O"A of the Comprehensive . <br />Plan.
