<br />retail, entertainment, lodging, office and even residential uses - information <br />that will be essential in understanding the land use patterns that might <br />ultimately occur in this part of downtown. In this aspect of the work, <br />market potential will be framed (by the McComb Group) in a more general <br />way to allow for realistic discussions of possible development scenarios. <br />The charrette process will be used to present our findings from the tour <br />and various research in graphic form. This stage of the work will assess or <br />examine: <br /> <br />o <br /> <br />the character and qualities of downtown Centerville thatmight be reflected <br />in the redevelopment plan, in an effort to maintain or enhance its <br />role as a significant part of the downtown commercial district; <br /> <br />land use patterns that might influence directions for development <br />in the downtown; <br /> <br />o <br /> <br />o <br /> <br />the ability of existing utilities to serve potential new development; <br /> <br />the character and function of streets within and surrounding the <br />project area and their ability to reasonably serve potential new <br />development; <br /> <br />the supply and demand for parking to serve existing uses and the <br />needs for new parking to serve potential new development; <br /> <br />the potential of various development types, as characterized in a <br />general market assessment. <br /> <br />o <br /> <br />o <br /> <br />o <br /> <br />5ub- Tasks Include: <br />1 . 1 Tour the project area and surrounding areas. <br /> <br />1.2 Investigate forces that influence the redevelopment plan, including man- <br />made forces economic forces; community forces; and otherin.O.uences. <br /> <br />1 .3 Review issues and information regarding situations, needs and opportunities <br />outside of the studyarea. <br /> <br />1 .4 Define general market potential for the project area in terms of likely use, <br />building format and size, development configuration and feasibility <br />(utilizing market information assembled from McComb Group). <br /> <br />1.5 Sununarize "found information"in narrative and graphieform. <br /> <br />1.6 Presentfoundinformation ata Steering Comrnitteemeetinginthe form of <br />an "opportunities and challenges" graphic.
