<br />Task 3.0 Explore possible directions <br />We propose a charrette format to explore a series of alternatives for the <br />redevelopment area. The charrette's most significant element is the <br />collaborative work session conducted on-site by the HKGi team. The session <br />allows for the interests of the entire consulting team to be shared in a <br />process that affords balance to the redevelopment scenarios. In this sense, <br />those alternatives will address not only the physical design and function of <br />the redevelopment area, they will consider issues of market potential as <br />prov;ded by the McComb Group. <br /> <br />The HKGi team will generate to to three alternative scenarios for <br />redevelopment to demonstrate a range of possible solutions, and to provide <br />a means of evaluating potential directions when no clear solution is evident. <br />Each alternative might have different implications in terms of aesthetics; <br />the role of CR 14 as it relates to potential development; the changes in <br />traffic patterns as a result of the CR 14 redesign; access to development <br />for both cars and pedestrians; the demand for (or impacts on) parking; <br />relationship to other community featureslinstitutes (such as the school); <br />establishment or reinforcement of landmarks or other identity features; <br />costj development potential; or the means of implementation. Sketches, <br />diagrams, sections and photographs will be used to illustrate the intentions <br />of each of the alternative concepts. <br /> <br />The HKGi team will demonstrate various development types and begin to <br />frame implementation strategies that underlie each concept alternative. <br />Early consideration of both market potential and development feasibility <br />will ensure the plan is credible in the marketplace and realistic in terms of <br />the City's ability to make development occur according to the directions <br />of the plan. The translation of alternative scenarios to more final direction <br />occurs only after the Steering Committee has the opportunity to consider <br />the implications of the alternatives and understand how each alternative <br />supports other goals of the City. While the community will be asked to <br />indicated a preference during Workshop Two, the Steering Committee will <br />be asked to confirm the preferred scenario, or to combine the best aspects <br />of any of the scenarios presented.
