<br />, <br />. <br /> <br />REQUEST FOR PROPOSALS <br />FOR A REDEVELOPMENT PLANNING FIRM <br />TO PREPARE A REDEVELOPMENT MASTER PLAN <br />FOR DOWNTOWN CENTERVILLE MINNESOTA <br /> <br />~~ <br />yliJ <br /> <br />" <br /> <br />1.0 <br /> <br />BACKGROUND INFORMATION <br /> <br />The City of Centerville, Minnesota seeks a redevelopment planning firm to prepare a master redevelopment plan for <br />Downtown Centerville. For the purposes of this Redevelopment Master Plan, the downtown area that is generally <br />described as being bounded by Heritage Street on the south, Clearwater Road on the east, Westview Street on the <br />north and the Centerville Lake on the west. The City has determined that development of the downtown presents an <br />opportunity to create a vibrant and viable center for commerce, residence and to develop Smart Growth principles to <br />ensure: <br /> <br />. A complementary mix of land uses that offers a variety of places to go and things to do within a compact area; <br />. Multi-family homes that are within an easy walk of Main Street and neighborhood-scale Shopping and services; <br />. Buildings and public infrastructure that are designed to maximize energy efficiency, encourage walking, biking, <br />and use of transit; <br />. Parking that is shared, behind buildings and in structures; <br />. A street grid with narrow streets that is designed for low speed automobile travel and ample sidewalks <br />provided to encourage pedestrian circulation; <br />. Coordination with Anoka County State Aid Highways 14 and 21 Improvements <br />. Preservation of natural features to ensure environmental protection and, simultaneous, accessibility for public <br />use and enjoyment; and <br />. Edge treatments are comfortable and respectful of adjacent neighborhoods. <br /> <br />Existing uses within the downtown include: <br /> <br />. St. Genevieve Church & Rectory <br />. Retail and commercial businesses. <br />. Centerville Elementary School <br />. Single family, duplex and multi-family residential housing <br />. Centerville Trail System <br />.
