<br />2.0 STATEMENT OF PURPOSE <br /> <br />The Centerville City Council is inviting proposals to study Downtown Centerville to determine: <br /> <br />1. Appropriate land uses and densities within the study area, including but not limited to residential (for a <br />variety of markets and price points), retail commercial, office, and park/open space. <br /> <br />2. Land use arrangements and urban design and architectural guidelines that encourage: <br /> <br />. A high level of pedestrian circulation and use of alternative transportation modes for future <br />residents, business patrons, and employees; <br />. Development of pedestrian and bike linkages between the downtown, Centerville Lake and <br />the city trail system; <br />. Ease of automobile access between the downtown and the regional roadway and local street <br />systems; <br />. Development of energy efficient buildings and sustainable environments; <br />. Development of building architecture that reflects historic architectural themes pertinent to <br />Centerville history: and <br />. Redevelopment in a manner by which a positive community identity may be established that <br />takes full advantage of the area's access, visibility, proximity to regional infrastructure and <br />facilities, and the unique character of Centerville. <br /> <br />3. Implementation strategies to attract new, desired uses within the study area. <br /> <br />4. Implementation of study findings from the utility study, housing study and economic market study. <br /> <br />5. Development strategies to quickly stimulate redevelopment <br /> <br />3.0 RECENT PLANNING STUDIES <br /> <br />The do)/mtown has been subject in the following studies: <br /> <br />. Minnesota Design Team Report <br />. Bonestroo, Rosene Anderli~k & Associates Streetscape and Urban Design Guideline <br />.
