<br />~ 154.052 BUILDING PERMIT. <br /> <br />(A) The applicant for a building permit for the construction of a mobile home park or any part <br />thereof shall comply with all of the provisions of the Minnesota Building Code as those provisions may <br />apply.. . . . <br /> <br />(B) Each application shall be accompanied by 4 copies of detailed plans of the proposed <br />constructions and improvement of the site. <br /> <br />(C) Every application for a building permit to construct a mobile home park or to expand an <br />existing mobile home park shall be accompanied by plans approved by the State Department of Health <br />showing that the applicant is complying with all recommendations, suggestions and laws under the <br />jurisdiction of that Department. <br /> <br />(D) The building permit shall be issued by the Building Inspector after it has been approved by a <br />majority vote of the City Council. <br />(Ord. 25, passed 10-13-1976) Penalty, see S 154.99 <br /> <br />~ 154.053 SITE REQUIREMENTS. <br /> <br />'--=-.~~=~Aj.i',very-mubilechome parkcshal1.be.locatedcon.a'WeU~draineu'areacanu thelYremises.sha1He~-=~-=-~~ <br />properly graded so as to prevent the accumulation of stormwaters or other waters. <br /> <br />(B) Each unit shall have a gross area of not less than 7,500 square feet. <br /> <br />(C) Each unit shall have a minimum width of 60 feet and minimum depth of 125 feet measured at <br />right angles to its side lines. <br /> <br />(D) Front setback of mobile homes shall be no less than 20 feet from the curb and no less than 5 <br />feet from the sidewalk. <br /> <br />(E) There shall be not less than 25 feet of space between mobile homes in all directions. <br /> <br />(F) A patio shall be constructed on the ground beside each mobile home parking space; this patio <br />shall be not less than 200 square feet in area, constructed of concrete with 4 inches minimum thickness <br />or approved equal. <br /> <br />(0) At least 1 deep-rooted shade tree (minimum diameter 2 inches at time of planting) shall be <br />placed and maintained on each unit. <br /> <br />(H) Except for the area used for the mobile home, patio, sidewalk and off-street parking space, the <br />entire unit shall be sodded and maintained with grass. <br /> <br />(1) Each unit shall abut on and have access to a street. This street shall be constructed of a <br />minimum of 1-112 inches of bituminous surface material on a suitable base of at least a 4-inch <br />thickness. - <br /> <br />(1) An integral concrete curb and sidewalk shall be constructed on each side of the street and the <br />face of this curb shall be at least 16 feet from the centerline of the street. The sidewalk shall be not less <br />than 36 inches wide. The curb design shall be of a type approved by the City Engineer. <br /> <br />26 <br />
