<br />City of CenterVille <br />Planning &. Zoning Commission <br />August 2, 2005 <br /> <br />The Commission and Staff discussed the TlF plan. <br /> <br />Commissioner Klennert Hunt said she does not want to set restrictions as it could <br />backfire in the future because Councils change but a basic set of guidelines to consider <br />would be helpful. <br /> <br />City Administrator Larson clarified that this redevelops a publicly owned site not private <br />property. <br /> <br />Chair Hanson indicated he would like to set some guidelines for when TlF will be <br />granted. <br /> <br />City Administrator Larson asked the Commission to determine whether this type of <br />mixed-use development meets the Comprehensive Plan. <br /> <br />Chair Hanson indicated he has no issue with the mixed-use proposal as it seems to make <br />sense. <br /> <br />Commissioner Wright asked whether there have been any developers interested. <br /> <br />City Administrator Larson indicated that last month there was someone interested and <br />Staff asked them to wait until the City decides what it wams to do and whether grants are <br />available. <br /> <br />Commissioner Klennert Hunt asked whether this development would happen without <br />TlF. <br /> <br />City Administrator Larson indicated it probably would not. <br /> <br />Commissioner Wood said he feels it is reasonable for the commercial property and <br />commercial property is a benefit to Centerville as it helps with the tax base. <br /> <br />City Administrator Larson invited Commissioners to attend the worksession next <br />Wednesday at 5:30 p.m. to discuss downtown redevelopment plarming. <br /> <br />Motion bv Commissioner KIennert Hunt. seconded bv Commissioner Panl!ell to <br />determine that this proposal meets the Comprehensive Plan reauirements. An in <br />favor. Motion carried unanimously. <br /> <br />VI. DISCUSSION ITEMS <br /> <br />City Administrator Larson noted that in looking at the Comprehensive Plan, it looks like <br />the population will end up at just under 5,000 and there are some advantages in directing <br />that to end up over 5,000 for state aid for road construction. <br /> <br />Chair Hanson asked for an update on the Rehbein property. <br /> <br />Page 5 of6 <br />
