<br />City of Centerville <br />Planniog & Zoning Commission <br />Angust 2, 2005 <br /> <br />Chair Hanson asked how many employees Mr. Olson has. <br /> <br />Mr. Olson indicated he has 48 employees but there are only 18 at this location. <br /> <br />The Commission determined the need for Rice Creek Watershed District approval and <br />clarification on the parking on the plan. <br /> <br />City Administrator Larson asked the Commission to determine how many parking spaces <br />are to be required when this building is constructed. <br /> <br />Mr. Olson's assistant indicated they could show proof of parking and asked to allow for <br />72 stalls with additional put in for the future addition or as the City deems necessary. <br /> <br />City Administrator Larson indicated that the applicant would need to show where the <br />required parking stalls would be located. <br /> <br />Mr. Olson indicated that he and his assistant would provide the City with a new plan <br />outlining the parking and proof of parking. <br /> <br />Commissioner Wood suggested another entrance and building a parking lot further back <br />behind the building to provide enough parking stalls. <br /> <br />City Administrator Larson suggested pushing the building back to allow for two rows of <br />parking. <br /> <br />Mr. Olson indicated that would interfere with the existing building and maneuvering <br />vehicles in and out. <br /> <br />Commissioner K1ennert Hunt indicated that she has had reservations but there have been <br />no complaints about the operation and she is excited that the new building is being <br />planned and the old building will be removed in the near future. <br /> <br />Motion bv Commissioner Hanzal. seconded bv Commissioner Wri!!ht to recommend <br />approval pendin!! Rice Creek approval of the pondin!! and parkin!! plans submitted <br />for the required 98 stalls of parkin!!. All in favor. Motion carried unanimouslv. <br /> <br />3. TIFPlan <br /> <br />Chair Hanson indicated he is concerned about the City being opened up to liability and <br />would like to have a policy of how and when to use TIP and stick to it rather than relying <br />on Council decision. <br /> <br />City Administrator Larson indicated that there is some guidance in the State Statute to <br />follow. <br /> <br />Page 4 of6 <br />
