<br />City of Centerville <br />Ordinance #8 <br />Effective 12/16/82 <br /> <br />in this Article shall be constructed in accordance with the City standards and <br />all other applicable City, County and State regulations. <br /> <br />38.01. DEVELOPMENT IMPROVEMENTS <br /> <br />38.01-01 SITE GRADING. <br /> <br />I. The Developer shall do all site grading including the front 100 feet <br />of the lots, common green way and open spaces, storm water storage <br />ponds and surface drainage ways including sodding of boulevards all <br />in accordance with the approved grading, drainage and site plan. A <br />grading plan with maximum two foot contours and cross sections as <br />necessary shall be submitted and approved by the City prior to <br />commencement of any site grading. <br /> <br />2. Boulevards shall be graded at an incline oftwo percent (2%) behind <br />the curb. The sidewalk construction shall be in accordance with the <br />City approved Street Scape and shall reflect a consistent grade that <br />follows the back of the curb. <br /> <br />3. <br /> <br />A. <br /> <br />After substantial building completion and prior to the <br />issuance of an occupancy permit, a Certificate of Survey <br />shall be provided to the City verifying that the lot grading has <br />been accomplished to the approved standards. <br /> <br />B. The Certificate of Survey will locate the following: <br />I. Property irons. <br />2. Buildings. <br />3. Driveways. <br />4. Drainage easements. <br />5. Utility easements. <br />6. Sewer service at the property line. <br />7. Water service and shut off at the property <br />line. <br /> <br />C. The Certificate will also provide the following elevations: <br />I. Grading at the front lot line. <br />2. Grading at property comers. <br />3. Lowest floor elevation and structure type. <br />4. 100 year flood elevation and 100 year flood <br />contour property. <br /> <br />38.01-2 SOIL EROSION. The Developer shall control soil erosion insuring: <br />I. All development shall conform to the natural limitations presented <br />by the Topography and soil of the subdivision in order to created the <br />best of potential for preventing soil erosion.
