Although the title of the section says "fac;ade," some of the <br />subsections talk about roofs. We apply al\ sections to both roof and fac;ade. It rarely ever comes up as <br />an issue. <br /> <br />~ 152.291 GENERAL REQUIREMENTS. <br />(B) Exterior surfaces. All exterior surfaces must be finished with the appropriate sealant, <br />stain, paint, or other process (to manufacturer's specifications) to withstand the elements and prevent <br />fading, chipping, chalking, cracking, peeling, warping, rot, rust, water damage, or other natural <br />degrading process, with the exception of those materials, like copper, where the degrading process is <br />architecturally desirable. This includes the following prohibitions: <br />(1) Metals. The following metals are prohibited as facade materials: <br />(a) Any metal roof that has exposed fasteners, semi-concealed <br />fasteners on a facade, or any fastener system that does not adhere directly to the support system. <br />(b) Any metal that is not a high-quality commercial thicknesslWeight <br />(for example, the minimum for architectural steel panels is .024 thickness, architectural aluminum panels <br />is .032 thickness and architectural copper panels is 16 ounce sheets, and the equivalent in other <br />metals). <br />( c) Any metal that has not been treated w'llh a factory applied color <br />coating system against any applicable degradation listed above. <br />(d) Metal of any kind as a primary facade material (excluding steel or <br />aluminum lap siding). Metal may be used for trim or accent up to 15% of any facade. <br />(e) Metal is prohibited for use as a facade material for accessory <br />structures. This prohibition includes, but is not limited to, trailers or recreational vehicles that have been <br />converted to buildings or storage structures under the UBC, anchored, and used for storage. It does not address the use of metal roofs on homes. <br />
