We r&Celvecl thill plat on January 28. 1998. Aa requested. we have <br />completed a review of the plat and offer the following comments. <br /> <br />PREUMINARYPLAT <br /> <br />· Lot 21, BloCk. 2, Is a butt lot (aide line coincides with the back line or one or more other lots). <br />Ordinance B, part 25.08, requires butt lola to be platted atleasl five feet wider than the <br />average InlBrior lola In the block. It doee not appear that this lot would meet this <br />requirement <br />· This eame butt lot has a rear lot line length 0131.87 feet. Ordinance e, i:llIrt 25.02, requires <br />thet rear lot lines be at least 50 feet In length. <br />. The proposed cul-de-sacs shown on the plat appear to ba a "taar-drop" design. In the past, <br />the City has approved cul-de-sac designs that are more circular In nature. Ordlnence 8. part <br />26.03, requires that cul-d&-sBClare constructed 'of nearly circular shape". Mr. Paul PelZer, <br />Centerville Public WoI'I<S, indlci!lted that he may be in favor of the tear-drop shape because <br />this type of cul-de-sac Is easier to plow. <br />· All lots need to show the required drainage and utility easements along front, rear, and side <br />lot lines. <br />· The comer lot on Park Terrace. Lot B, Block 2. should be shown with a curved radius to <br />match the right-of-way through the southeast comer of the lot The lot Slu needs to be <br />maintained It the minimum area size or 12,750 square reet for comer lola. <br />· We rellOmmend additional drainage and ulJlity easements to be shown along Lota 1, 10, and <br />11, Bltlck 2, to provide a 1o-foot eaHment after Anoka County Icqulres additional right-of- <br />way for reconstruction of Centerville Road. <br />· Ordinance B has special requirements for double front_iil.lete. Depending on an <br />Interpr,iltatlon of SectIOn 25.04, Lots 10 and 11, Block 2, may be required to be 20 feet <br />deeper than the R2A zonIng requirement of 125 feet.
