We previously met with the <br /> developer and his representatives on January 14th to discuss the plays. Several changes <br /> were made to the plans prior to this review. Below is a list of our comments for each <br /> sheet of the plan set: <br /> C:VL ENG NEER NG. <br /> ENVIRONMENTAL <br /> NIINKIPAI <br /> Preliminary Plat � .- s C ' � <br /> SOLD WASTE ■ A variance will be needed for exceeding the 620 -foot block length. <br /> STRUCTURAL <br /> t,e,lr, ▪ The lots on Block 3, Lots 9 and 10, are not very large due to the wetland <br /> TECNC boundaries. Only a i0 -foot depth for the backyard is provided. <br /> riANSPO.RTA'KN <br /> ■ Additional easements for drainage swales have been shown; however, they will <br /> E .• IM;cA; CAL need to be verified upon the completion of the final grading plan. • <br /> ENGINEERING <br /> HVAC • Easements for all wetlands and ponds need to be shown on the final plat. <br /> S' €R D neur Did <br /> k `^ ■ Where utilities will be installed along lot Iines, additional easement width will <br /> St M c0Nr c s need to be shown on the final plat. <br /> Grading Plan <br /> • A road connection to Main Street is shown along the same location as the existing <br /> driveway rote the property. The driveway embankment will be widened to the <br /> south to provide enough width for the proposed street. A geotechnical report <br /> completed for the developer indicates unstable soils at this location. Because of <br /> the unstable soils, it may be desirable to construct the road without curb and gutter <br /> rce6. through this location.
