t' . w/ o5
inn-30-199? 11:13
Mr. Jim March
January 30, 1997
Page To
• 1 A center island is shown at one of the intersections of the through street and Ma
Street. The City typically does not accept ownership of these islands. in
• On Lot 17, Block 4, we question the type of house proposed here. The contour
lines suggest a house with a full basement, not a lookout as denoted. We are
concerned with having a house proposed this close to the wetlands and designed
with a full basement,
• The proposed split entry homes see*_n to be designed for walkouts. The plan
should list these as split entry walkouts if this is the intent.
• If Lot 1, Block 1 is to be a split entry walkout, the 894 contour should be moved
to be between the house pads on Lots 1 and 2.
• Additional drainage easement will be necessary on Lot 4, Block 4, due to the
runoff from Lot 3, Block 4, draining across the lot.
• The contours on Lot 5, Block 1, should be modified to drain Lots 6 and 5 across
Lot 4 into the wetland. There will also need to be a wider easement in this area
7 to contain the drainage Swale.
Au, r On Lots 1, 2, 3, 5, and 7, Block 3, the land around the pads is proposed to be
graded too flat to convey runoff from behind the house out to the street.
• Drainage from Lot 8, Block 2, flows across the lot onto Lot 7, Block 2. Runoff
from Lot 8, Block 2, should be directed north along the east lot line, or toward
the creek.
• The silt fence shown on Lots 1 through 6, Block 1, needs to be moved outside of
the constriction limits.
• With the proposed house pad elevations on Lots 2 and 3, Block I, and Lot 7,
Block 3, driveways will be relatively flat.
• On Lot 3, Block 3, the house pad does not fit the lot.
• A row of trees is shown along the back property line on Block 4. If these trees
will not be removed, proper drainage must exist along this property line, or
drainage swaies must be constructed outside of the wooded area.
•
26or083 24 14.ian
