Mr. Jim March <br /> January 30, 1997 <br /> Page Three <br /> Utility Plan <br /> • Storm drainage is proposed to occur from the ponds into the large wetland areas <br /> along Main Street. This wetland area is drained through three culverts under <br /> Main Street. These culverts will need to be cleaned in the spring to allow for <br /> drainage to flow under Main Street to Centerville Lake. <br /> • We recommend an extension of the storm sewer system along the street through <br /> the development to the Centerville Road intersection. This would eliminate the <br /> need for a valley gutter at this location. <br /> • At both entrances to the development off of Main Street, small detention ponds are <br /> shown at each storm sewer apron. These ponds need some type of outlet with <br /> elevation shown, either a swale or pipe. <br /> • Storm sewer is shown crossing the street at each entrance off of Main Street. The <br /> depth shown is not adequate to accommodate both the storm sewer and the <br /> anticipated street section. <br /> • An elevation for the overflow of the pond in Lots 7 and 8, Block 3, needs to be <br /> shown. <br /> • The Grading Plan should be designed so that the depth of the sanitary sewer is a <br /> minimum of 8 feet deep. <br /> • We recommend the watertnain be looped at the north part of the project to <br /> minimize the lengths of dead -end lines. The City Council is currently considering <br /> alternatives, including a watermain extension along Peltier Lake Drive or <br /> requiring the developer to cross the creek and connect to the watermain along <br /> Clear Ridge. <br /> • On the final utility plans, hydrants will be placed so that all homes are covered by <br /> an area with a 250 -foot radius. <br /> ▪ Gate valves will be placed with a minimum distance between valves of 1,000 feet. <br /> • Watermain is shown to be extended from near the hydrant on Westview Street <br /> north into the development. Proper easements will need to be obtained prior to <br /> final plat approval. <br /> 260/063.24144an <br />
