N.W., ANDOVER, MINNESOTA 55304 <br /> (612) 862.4200 FAX (612) 862 -4201 <br /> r1i !��- I. jt <br /> ly October 30, 1998 <br /> Joe Goetz <br /> Goetz Landscape & Irrigation, Inc. <br /> 1721 Heritage Street <br /> Centerville, MN. 55038 <br /> Dear Mr. Goetz, <br /> We have reviewed the Sketch Plan for Goetz Landscape and Irrigation to be located south of <br /> CSAH 14 in the City of Centerville and offer the following comments: <br /> An additional 10 feet of Right of Way south of centerline on CSAH 14 will be <br /> required for future reconstruction purposes and should be dedicated as part of <br /> this development. It appears that all applicable sight distance requirements can be met for an <br /> access to Lot 4, Block 1 of Centerville Industrial Park. Development of this site <br /> shall not include any landscaping or plantings that will obstruct intersection sight <br /> distances. The sign and shrubbery shown on the sketch plan must be kept <br /> outside of Anoka County Right of Way. The city and the developer shall ensure <br /> that all applicable sight distance requirements are met for this development. <br /> The proposed mid lot access is not acceptable. Access to Lot 4, Block 1 will be <br /> permitted within 32 feet of the west property line. Access within 32 feet of the <br /> west property line will be consistent with the access scheme recommended to <br /> the City of Centerville for the Industrial Park in August of 1995 (see attached <br /> letter). A commercial access permit must be obtained prior to any work within <br /> Anoka County Right of Way. A sixty- dollar permit fee is required at the time of <br /> issuance. <br /> The curb and gutter is not to extend into Anoka County Right of Way from the <br /> parking area. Final grading plans and entrance details must be submitted tc this <br /> department for review prior to a commercial access permit being issued. <br /> Calculations must be submitted along with a grading and erosion control plan <br /> that delineates the drainage areas.
