MEMO <br /> DATE : April 23, I999 <br /> TO : Honorable Mayor and Council <br /> FROM : Jim March <br /> RE : Royal Oak Industrial Park <br /> ************************************** * * * * * * * * * * * * * * * * * * * * * * * * * * * * * ** <br /> Mr. Keith Ebensteiner is scheduled to be in attendance at the Council meeting. Mr. Mike Black <br /> was at the April Planning and Zoning Meeting when the preliminary plat for this proposed <br /> subdivision was discussed. There were no residents in attendance to comment on this proposal. <br /> There was not adequate time to publish the public hearing twice prior to the April Planning <br /> Commission meeting. The public hearing was scheduled to be held at the Council level. <br /> I spoke to Mike Black in regards to this proposal. The proposed subdivision consists of nine lots <br /> on approximately 14.9 acres. The proposed nine lots exceed the Ordinance minimum area <br /> requirement of one acre per lot. Ordinance requires a minimum width of 200 feet per lot. <br /> Mr. Black indicated that the three lots on the north side of the proposed subdivision would access <br /> a future street. Mr. Black indicated that Royal Oaks was comfortable with a restriction of no <br /> building permits for lots 1,2 and 3 until the roadway was constructed. Mr. Black also indicated <br /> that Mr. Ebensteiner would be bringing a revised preliminary plat to the Council meeting. The <br /> revision is going to move the cul -de -sac from 20th Avenue further south to enlarge the six lots to <br /> the north. I informed Mr. Black that the Council likes to have complete information in the <br /> Council packets. If Council is not comfortable approving a preliminary plat at the meeting, I <br /> would recommend that this item be tabled. <br />
