MEMO DATE : April 23, I999 TO : Honorable Mayor and Council FROM : Jim March RE : Royal Oak Industrial Park ************************************** * * * * * * * * * * * * * * * * * * * * * * * * * * * * * ** Mr. Keith Ebensteiner is scheduled to be in attendance at the Council meeting. Mr. Mike Black was at the April Planning and Zoning Meeting when the preliminary plat for this proposed subdivision was discussed. There were no residents in attendance to comment on this proposal. There was not adequate time to publish the public hearing twice prior to the April Planning Commission meeting. The public hearing was scheduled to be held at the Council level. I spoke to Mike Black in regards to this proposal. The proposed subdivision consists of nine lots on approximately 14.9 acres. The proposed nine lots exceed the Ordinance minimum area requirement of one acre per lot. Ordinance requires a minimum width of 200 feet per lot. Mr. Black indicated that the three lots on the north side of the proposed subdivision would access a future street. Mr. Black indicated that Royal Oaks was comfortable with a restriction of no building permits for lots 1,2 and 3 until the roadway was constructed. Mr. Black also indicated that Mr. Ebensteiner would be bringing a revised preliminary plat to the Council meeting. The revision is going to move the cul -de -sac from 20th Avenue further south to enlarge the six lots to the north. I informed Mr. Black that the Council likes to have complete information in the Council packets. If Council is not comfortable approving a preliminary plat at the meeting, I would recommend that this item be tabled.
