The price of the improved site and building is in the range of Mr. Lessard's asking price. The value for the vacant commercial land in the outlot is appraised much lower than the asking price. I think it is important to discuss whether or not we want to purchase any additional land besides the parcel where the building resides. I am hoping Mr. Peterson will have some additional information on the feasibility of the site for a future watertower by the time of our next meeting. I have spoke to Jim Hoeft in regards to updating the purchase agreement. Mr. Hoeft advises that the City should pay to update the environmental assessment that was completed on the site in November of 1995. I am contacting Concept Environmental Services, Inc. to receive a written quote for updating the environmental assessment to the current date. It may be most appropriate to set a workshop as soon as possible to discuss an offering price and determine whether or not we wish to have a tenant in the office space. I did contact Mr. Lessard to see if it would be a deal breaker if Media Junction was not allowed to continue as an office tenant. Mr. Lessard indicated that the deal could proceed. Mr. Lessard indicated that Media Junction has been exploring other office alternatives. I expressed to Mr. Lessard the desire of the City to retain Media Junction as a Centerville business. Mr. Lessard indicated that they were exploring some Centerville alternatives.
