JUL -02- 1998 08 39 P. 04/09
e
Howard R. Green Company
CONSULTING ENGINEERS
FOn»Any N$A
Consulting Engineers
July 1998
File: 804080J (0240)
Mr, Jim March
Administrator
City of Centerville
1880 Main Street
Centerville, MN 55038
RE: PRELIMINARY PLAT REVIEW
WILD ORCHID ESTATES
Dear Mr. March:
We received a set of the preliminary plat and grading plan for the proposed Wld Orchid
Estates development. We received the plan set an July 1, 1998. We would like to take
this opportunity to offer the following preliminary comments on the plan and plat. We will
have additional comments at the July 6, 1998 planning and zoning meeting.
• At the June planning and zoning meeting, the Travis' were present to request a building
permit for one single family home on the proposed development They are requesting a
building permit to construct a new home on lot 8, block 1.
BRIAN DRIVE CUL -DE -SAC EXTENSION
The street serving the development will be an extension of Brian Drive. Brian Drive
would be extended approximately 600 feet to a temporary cul -de -sac. City Ordinance
#8, paragraph 28.03 limits cul-de -sacs to a length of 800 feet. However, the 600 feet
proposed for construction will be added on to what is currently a dead end street. The
total ' ength of the cul-de -sac from 73' Street to the temporary cul -de -sac will be
approximately 900 feet.
While the cul -de -sac is proposed to be temporary, some discussion should occur at the
July 6' meeting regarding future road connection points north of Revoir Street and this
proposed plat. Revoir Street is another long temporary cul-de -sac. When the area to
the rorth of Wld Orchid Estates and Acorn Creek Second Addition develops,
connections of both Brian Drive and Revoir Street should be made to 20 Avenue and
Old Mill Road, respectively.
t1SPNwFsmot.norkPROJ1 octs0j102401080-0607july.dac
1326 Energy Perk Drive • St. Paul, MN 55108 • 6121644 -4389 fax 812/644 -9446 toil lrya 8881368 -4389
