JUL -02 -1998 0840 P.05/09 <br /> Mr, Jim March <br /> July 1, 1998 <br /> Page 2 <br /> STORMWATER DRAINAGE ISSUES <br /> No drainage calculations were submitted for the proposed development. Drainage <br /> calculations need to be provided tor the street runoff contribution to the Center Hills <br /> deve :cpment, as well as calculations showing the sizing of the proposed pond on lots 2, <br /> 3, and 4, Block 2. <br /> A large Mn/DNR protected wetland is located through the center of the plat. if this <br /> wetland is landlocked, volume calculations should be Compieted to show the 100 -year <br /> high water level of the wetlard. <br /> Permits will be required from the Rice Creek Watershed District and possibly the <br /> Mn /CiNR for the wetland impacts shown on the grading plan. No mitigation site is shown <br /> on the plan. <br /> PRELIMINARY PLAT <br /> • Perimeter drainage and utility easements should be shown for each lot. <br /> • Drainage and utility easements should be shown around all wetland areas. <br /> • A 20 -foot drainage and utility easement should be shown along the proposed storm <br /> sewer between lots 3 and 4, block 2. <br /> • Ownership designation of Outlot A Will be required In the developers agreement. <br /> • A dditional right -of -way would be required for the temporary cul- de-sac as shown on <br /> the plat. The cul-de -sac boundaries extend beyond the proposed right -of -way, <br /> GRADING PLAN <br /> • Pond and wetland normal and high water levels should be shown on the grading <br /> parr. <br /> • Proposed contours should be shown on the grading plan. The grading plan only <br /> shows existing contours. <br /> • As indicated above, stom sewer and drainage calculations should be provided for <br /> the development. <br /> SUMMARY <br /> At this time, the developer of the project is requesting a change in the zoning of the <br /> property. The proposed zoning designation is R5. The developer would also like to <br /> secure a building permit as soon as possible for construction of a home on lot 6, block 1. <br /> However, it is important that the preliminary plat is at least reviewed and dts prior <br /> espewrsxvotsmerA1?RO�Bera.
