the Schedule of Regulations except where adjacent structures have <br /> front yard setbacks different from these reouirements, the <br /> minimum front yard setback shall be the average front yard <br /> setback of such adjacent structures to a minimum front yard <br /> setback of twenty five (25) feet, excluding new developments <br /> platted after January 1, 1992 *1 and conform to the following <br /> additional regulations : <br /> 34.01 -1 - All structures, whether attached to the principal <br /> structure or not, and whether open or enclosed, <br /> including porches, carports, balconies or _ <br /> platforms above normal grade level shall not <br /> project into any minimum front, side or rear yard. - , - ( <br /> 34.01 -2 - Lots which abut on more than one street shall o C` <br /> provide the required front yards along each �• <br /> street, except for an R2A as described in Table B. <br /> Schedule of District Regulations. Rear yard /—/ <br /> setbacks shall not be required on corner lots <br /> since side yard setbacks apply. *2 <br /> * 1 Amended 12/22/93 * 2 Amended 4/8/87 <br /> 34.01 -3 - Any principal structure situated on lands -` ' <br /> contiguous to or abutting any portion of the <br /> public lakes in Centerville shall maintain <br /> setbacks of seventy -five (75) feet from the lake. <br /> Where adjacent structures have yard setbacks <br /> different from these requirements, the minimum <br /> !_ -J setback from the lake shall be the average setback I <br /> of such adjacent structures to a minimum of fifty - <br /> (50) feet. <br /> 34.01 -4 - The minimum side or rear yard depths for the <br /> following non - residential structures or uses which <br /> abut any lot in any Residential District shall be: <br /> (1) Off - street parking spaces and access drives <br /> for non - residential uses - 20 feet. <br /> (2) Churches, schools and public or semi - public <br /> ' structures - 40 feet. <br /> (3) Recreation facilities, entertainment <br /> facilities, all business uses and all <br /> industrial uses - 60 <br /> 34.02. COMPUTING FRONT YARDS. For the purpose of computing <br /> front yard dimensions, measurements shall be taken from the <br /> nearest point of the front wall of the building to the street <br /> right of wav line subject to the following Qualifications: *1 *2 <br /> 34.02 -1 - Cornices, canopies, or eaves may extend into the <br /> 12 <br />
